Since utility charges included in the rent are estimated in advance, the final bill may differ from the amount paid. Once the annual utility statement is available, any unused portion of the retained amount will be refunded. - GEZ (Tv/Broadcasting tax, around €18.36 p/m) is not included in the rental price; this, along with the WiFi, is split and organized by Housemates already in the property. - Under German rental law, we are permitted to increase your rent by an annual rate of 2% per year. - Utility payments are an estimate; they can be slightly more or less than the amount paid. However, this is rare. You will be obligated to take out liability insurance when renting a room from us; this is fairly normal when renting a room in Germany.
