Then this apartment is your dream coming true! Located in the 9th district of Vienna, close by the Servitenviertel, you will find all the comfort and infrastructure you need! The apartment is in top condition and is located on the 2nd floor and can be reached by using the elevator or stairs. The newly renovated apartment is located close to the magnificant Servitenviertel - a fairly old district full of academics, only a stonethrow away from the 1st district of Vienna. It is located in a quiet one way street next to several green areas along the Danube Channel. Right around the corner you will find plenty of public transportation options, such as the subway U4 (stations Rossauer Lände and Friedensbrücke), the trams D, 5 and 33 and the Franz-Josefsbahnhof. The CAT (City Airport Train) at Landstraße is about 5min away. The 1st district of Vienna is in reach on foot within a few minutes as well as different universities, kindergardens, schools and grocery stores (Spar, Hofer, DM, Bipa and a Billa, which is also open on Sundays and holidays). In the close by Porzellangasse you will find plenty of shops for daily needs: hair dressers, flower shops, restaurants, banks, pharmacies, theaters, tennis courts and gyms etc. Along the nearby Danube Channel/Lände you can go cycling, running etc. and the Liechtensteinpark and Augarten Park are a welcoming spot for relaxation. The house itself consists of 18 apartment units, many of them are inhabited by their owners. The house was renovated in 2010/2011, windows were replaced as well as the facade painted. An elevator was built in too. + tiled hallway, bathroom and kitchen. Besides gas heating you will also find floor heating available in these three rooms. + fully equipped kitchen with dishwasher, washing machine, coffee machine, fridge and freezer, stove and oven, microwave and kitchen tools + bathroom with shower and WC, towels are at hand + spacious and lightflooded wooden floor living room including plenty of storage space, a couch and TV as well as a dining area + spacious and lightflooded wooden floor bedroom including plenty of storage space as well as a king size bed, blankets and sheets and an office table Every room is decorated in a modern way, with photographs and paintings of well known Austrian artists. The apartment will be rented out for a minimum of six months. The monthly rent including gas & electricity (in normal use), Internet & TV is 1.500€.
