The spacious apartment is located on the 3rd floor (no elevator). It is very quiet and bright (sunny). The windows of the living/sleeping area face a peaceful, green inner courtyard, while the windows of the kitchen/dining area, bathroom, and entrance hall open onto the picturesque courtyard of a church. This park-like courtyard is home to squirrels, various bird species, and is also used by members of the church community. The church bells are barely audible. On Sundays, when the windows are open, you may occasionally hear the church organ or choir. Apartment amenities: Gas-powered individual heating, TV, fans, washing machine, dryer, ironing equipment. 300-liter bathtub with shower. Kitchen: gas stove, oven, dishwasher, refrigerator, cookware and tableware. Bedding, bed linen, and towels are provided. The building has a bicycle storage room, and there is a covered bicycle shelter in the courtyard. Please note: non-smokers only, no pets, no small children (for safety reasons). A fireplace and a home cinema system are available in the apartment; use requires a special agreement. The monthly rent includes rent, building operating costs, energy costs* (electricity and gas), Wi-Fi, cable TV, household insurance, local tourist tax (if applicable), and 10% VAT. Bedding and towels are included. The ORF household broadcasting fee is not included and, if applicable, must be paid by the tenant. *Energy costs (electricity/gas): The monthly rent includes a flat rate of €100 per month, including 20% VAT, grid charges, taxes, and fees. If actual consumption exceeds this amount, the landlord reserves the right to charge the additional costs. Final cleaning: €80 incl. VAT. In the event of excessive soiling (e.g. dirty oven and baking trays, cookware, kitchen utensils, bathroom, toilet, carpet, refrigerator, etc.), additional cleaning will be charged separately at a net hourly rate of €40.
