This lovely little apartment faces the inner courtyard and is very quiet therefore. It has the following furniture included: a bedcouch, a table & 2 chairs, a warderobe and a mini kitchen with fridge, freezer and cooking plates. It is very close to Simmering (metro line U3), various trams and buses are right in front of the house. You've got grocery shopping just around the corner, a park and restaurants nearby as well as doctors, schools and a kindergarden. Other bars and cultural activities are within walking distance. All major universities are easily reached via public transport. The minimum rental period is 12 months. Then you are free to decide if you want to stay for a longer time. Indefinite living is also possible if you want. Simmering is the 11th district of Vienna. Among Vienna's districts, Simmering is known as a classic workers' and industrial district and the site of Austria's largest cemetery, the Vienna Central Cemetery. Almost all of Vienna's transportation links with areas east and southeast of the city in Austria and its neighboring countries run through the district. The rent includes, among other things, water costs, elevator maintenance, garbage disposal or house cleaning. The amount of the rent - if you stay longer than 1 year - can be adjusted to in(hidden)n. The deposit is either to be transferred until the keys are handed over or to be brought in cash. In case of cash payment you will receive an invoice on site. Of course, you can also take your own furniture with you to your new apartment. When you move out, simply take them with you again. Often our tenants decide to take another chest of drawers or a shoe box with them. The mini kitchen with its water supply and drainage, as well as the closet - due to its dimensions - are fixed in the apartment and therefore can not be removed. Of course, you can move the wardrobe according to your wishes. If you have your own bed or want to use your own desk, we can gladly remove this furniture from the apartment for you. Just let us know before handing over the keys or in the further course of the rental. I am very much looking forward to receiving your questions if you need further details about your stay in this apartment. Please be aware that HousingAnywhere is an online booking platform. If you're ready to rent, here’s what to do:
At HousingAnywhere, in-person viewings are not supported — so everyone has an equal chance to rent, no matter where you are in the world. To help you make an informed decision, we recommend:
Use the ‘Message landlord’ button to start a secure conversation on our platform. You can ask questions, discuss terms, and safely exchange documents.
Keeping your conversation on HousingAnywhere protects your privacy and helps you avoid scams. All your messages are also saved in one place for easy access and as a record of your agreements.
Once your rental is confirmed, we’ll share the landlord’s contact info so you can arrange your move-in.
Tenant Protection is our service to help you rent with peace of mind. We hold all payments you make through our platform before move-in, including the first month's rent and any deposit. After you arrive, you have 48 hours to check that the place is as you expected. We only send your money to the landlord if everything is okay.
Watch this short video to see all the ways we keep you safe, from secure payments to support with finding a new place. For more details, you can also read about Tenant Protection.
