THE ROOM The room is a very large single room (21 mq - 226 sq.ft.), quiet and overlooking the garden, is very bright and comfortable, is fully furnished with queen-size single bed (140 x 200 cm), very large wardrobe, desk, desklamp, chairs, bookcase, AIR CONDITIONING. THE FLAT The flat is bright and airy, 4th floor with lift, with a fitted kitchen with all you need, from oven and hob, down to forks and knives, shared dining room and bathroom with shower, huge balcony surrounding the property, it is fully furnished and has been redecorated and thoroughly restored in 2025. The flat is equipped with a Fiber high velocity connection, capable of a download rate of 2.5 Gbps and 3 Gbps in upload. Main Features: - Balcony - Microwave oven - Washing machine, - WIFI fiber internet connection connection 24/7 - Double glazed windows - Bike private parking The flat will be shared in three girls. LOCATION The location is excellent: the area is very safe, and it is residential, therefore very quiet and surrounded by gardens. 5 mins walk to the tram stop to and from the city centre, easy access top the tram/bus to the from Novoli Hub of the University of Florence and 30 minutes walk from town centre. The tramway will take you to the train station (town centre), to the airport and to the Careggi Hospital area in a very short time. The flat is conveniently located also for shops (supermarket is nearby), post office and public transport (bus/train/tram). SUMMARY OF COSTS The month will have to be paid in full, even if the stay is shorther than a month. The average cost of the utilities will be around € 145 per month per person based on 3 ppl share. In this estimate, utilities cost includes gas for heating, hot water, cooking, electricity, fast fiber connection and biweekly cleaning of the common areas of the flat. Administrative fee (drawing up the lease contract and registering it at the Tax Office) to be paid at check in: 150 euros Final cleaning at checkout: 100 euros CHECK IN Check in is available Monday-Friday from 15:00 to 20:00.
