English: This room is furnished with a comfortable 80 cm single bed, a wardrobe, a shelf and a working table as well as a dinner table with 2 chairs and a reading chair. Sheets, towels etc are provided. The room is in an apartment with 3 other rooms which can be rented as well, so you would share the bathroom (with shower), two toilets, the washing machine and the fully equipped kitchen. The apartment is located on the first floor without lift in a building which is situated quite attractively in the 17th district of Vienna. There are four different trams within walking distance which take you to city center, the main university or even the green outskirts of the city if you seek recreation. In addition, many supermarkets and other shopping opportunities are nearby. Closest public transport: Tram 2 and 9 (Mayssengasse), Tram 43 (Rosensteingasse), Tram 44 (Johann-Nepomuk-Berger-Platz) Non-smoking apartment We expect our tenants to be considerate und respect their fellow roommates as well as all other tenants in the house. There is a garden where you can enjoy a sunny afternoon. Note that there is an office in the building and it should be quiet enough for the people to work during the day. So you are welcome to sit and read in the garden but note that parties and barbecues and smoking are not allowed in the garden. Bettzeug, Handtücher und ähnliches werden bereitgestellt. Das Zimmer befindet sich in einer Wohnung mit drei anderen Zimmern, die ebenfalls vermietet werden, somit sind das Badezimmer (mit Dusche), zwei Toilette, die Waschmaschine und die komplett ausgestattete Küche gemeinsam zu nützen. Die Wohnung befindet sich im ersten Stock eines Hauses in sehr attraktiver Lage im 17. Wiener Gemeindebezirk. Vier verschiedene Straßenbahnlinien sind fußläufig erreichbar, mit welchen schnell zur Wiener Hauptuniversität, in die Wiener Innenstadt oder auch stadtauswärts ins Grüne gefahren werden kann. Außerdem sind zahlreiche Supermärkte und andere Einkaufsmöglichkeiten nahe gelegen. Näheste öffentliche Verkehrsmittel: Linie 2 und 9 (Mayssengasse), Linie 43 (Rosensteingasse), Linie 44 (Johann-Nepomuk-Berger-Platz) Es handelt sich um eine Nichtraucherwohnung. Wir erwarten von unseren Mieter*innen Rücksichtnahme und Respekt gegenüber ihren Mitbewohner*innen sowie allen anderen Mieter*innen im Haus. Im Innenhof kann man einen gemütlichen sonnigen Nachmittag verbringen. Im Gebäude ist auch ein Büro untergebracht und es sollte tagsüber ruhig sein, damit die Büromitarbeiter in Ruhe arbeiten können. Sehr gerne kann man ruhig im Garten sitzen und ein Buch lesen. Partys, Grillen und Rauchen ist im Garten jedoch nicht gestatte...
