Spacious apartment located on the 3rd and last floor (without elevator) near one of the most beautiful lakes in Italy: Lake Como. The Attic is characterized by exposed wooden ceilings and a spacious terrace with park view where you can spend pleasant evenings walking in the open air. The apartment has 2 spacious bedrooms: the first with a double bed, the second with two single beds (which can eventually become a double); thus proving ideal for families with children or for a group of friends. There are also two bathrooms, one with a shower and a bathtub, and a bright living room where you can relax. The kitchen is complete with all the amenities that guests may need during their stay. The house remains completely at your disposal and every detail has been designed to welcome you in a clean and comfortable environment, whether you are traveling for work or are passing through to visit the city. We also highlight the presence of private parking at the property, an excellent added value considering that Como is a city with very few parking spaces, and all for a fee. The Attic is located in a strategic area near the Como public park, a huge green area that embraces the eastern shore of Lake Como. A few minutes' walk from the apartment is also the Tempio Voltiano, a museum dedicated to Alessandro Volta, the inventor of the electric battery. This apartment is also close to the ferry stop, the city center and the Como San Giovanni train station. RENTAL CONDITION: Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement; Internet, wi-fi, water, building expenses and contract registration costs are included in the rental price; Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date; We apply a daily contract on 30 days: we calculate the rent in proportion to the number of days of your stay: e.g. December is calculated on 31 days, February on 28 etc etc...; RENTAL AGREEMENT: As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one-week prior check-in. If you can't get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment. PAYMENTS: In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date: - the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date; - one-time initial and final cleaning fee (starting from €175) depending on the size of the flat. - for all apartments located in Rome, the cost of the city tax is required at check-in.
