This charming two-level apartment of approximately 80 sqm, with two bedrooms and two bathrooms, is immersed in the quiet and green setting of the Cirenaica district, which is located just outside the historic centre of Bologna, near the trade fair and the hospital Sant'Orsola. Guests have full use of the kitchen, sheets and towels provided. Upon arrival our staff will be at the apartment to explain the operation of the equipment and deliver the keys. During your stay, we will be at your disposal for any event. The property is located on the 1st floor, without lift, of one of the terraced houses typical of this area of ​​Bologna and overlooks an internal courtyard, making it extremely quiet, ideal for those who want to live in an environment of serenity and privacy . The air conditioning is equipped with three splits: one in the living room and the other two inside the bedrooms. The heating is centralized underfloor. The entrance door leads to the large living room, rich in atmosphere, thanks to the exposed beams and the delightful custom-made wooden bookcase. The large window and the door leading to the balcony make this space extremely bright and pleasant to live in. Guests have at their disposal a comfortable double sofa bed (140 x 200 cm), equipped with a chaise longue, next to which there is an extendable table, capable of accommodating up to 6 people. The 42" flat-screen TV is located under the beautiful wooden staircase that leads to the rooms on the upper floor, while a lovely antique flap cabinet is positioned between the two windows. The open kitchen, with its pure white wall units, is fully equipped and includes an electric oven, column fridge, dishwasher and gas hob. To access the sleeping area you go upstairs, where you have two intimate and welcoming bedrooms, thanks to the ceilings completely covered in wood and the parquet coverings. The large master bedroom is equipped with a comfortable double bed (160 x 200 cm), spacious custom-made wardrobes and a long chest of drawers. Guests have at their disposal a second bedroom, equipped with a French double bed (140 x 200 cm) and a perfectly organized walk-in wardrobe, which can be hidden thanks to a colored curtain. The apartment has two bathrooms, one dedicated to the living area and the other to the bedrooms. The main bathroom is located on the upper floor and is equipped with a bathtub and washing machine, while the one located below offers a glass shower cabin. Equipment: - ADSL Internet with Wi-Fi - Centralized floor heating - Air conditioning with a split in the living room and in both bedrooms - 42” TV in the living room - Oven, column fridge and dishwasher - Balcony facing a green area, with mosquito net - Washing machine, clothes rack, iron & ironing board The rental price includes the initial and the final cleaning, the rent, Italian taxes (television and garbage) and doesn't cover the condominium expenses (€ 100 per month), WiFi internet (€ 40 per month) and bills (electricity, gas and water). Regarding the bills, a forfait of € 80 will be paid monthly. Only if you exceed this forfait, you would have to pay the difference. No refunds will be due if the total bill is less than the monthly forfait. If your stay includes some days of the subsequent month, the forfait for the bills will be calculated pro rata. Area: The apartment is located in a highly strategic position as it is close to the historic center (reachable in a few minutes on foot or in a couple of bus stops), the Sant'Orsola hospital, the exit for the ring road and the Fiera di Bologna. The area is also served in terms of shops: about 400 meters away there is a large supermarket, pharmacy and bank. Along the adjacent streets there are various restaurants (sushi, pizzerias, trattorias), bars and pubs. Finally, the neighborhood is rather green and quiet and is therefore suitable for those who love jogging or simply taking a walk towards the historic center, which is a 15-minute walk from the apartment. Public transportation: Bus number 37, which takes you to the historic center and the train station, and bus 60, which travels in the direction of the Bologna Fair, stop in the immediate vicinity of the property. Parking: The apartment is outside the Restricted Traffic Area (ZTL). It is possible to park on the blue lines: parking is free on Sunday and every day from 8.00 pm to 8.00 am; and for a fee during daytime hours on weekdays. Important: guests are required to pay a tourist tax not included in the price (€ 4 - € 7 per adult, per night, calculated according to the value of the booking).
