L'appartamento si trova al primo piano senza ascensore in una piccola palazzina degli anni 30 in Via Benedetto Diotti, nel quartiere di Baggio a Milano Ovest. L'ingresso principale dà in un cortile interno dal quale si accede al condominio. Non è presente un parcheggio interno, ma si può entrare con la macchina fino al portone per fare carico/scarico. Nella piazza e nelle vie adiacenti si trova sempre un parcheggio. La zona è periferica, immersa nel verde vicino al parco delle cave e a 5 minuti dall'ingresso in tangenziale. Nella piazzetta davanti alla casa è presente la fermata capolinea della 67 che porta a diverse fermate della linea metropolitana rossa (Bande Nere, Pagano, Conciliazione) e termina in piazzale Baracca (zona centrale di Milano). In Bicicletta io impiego circa mezz'ora a raggiungere il centro (Duomo). Nel quartiere di Baggio, una volta antico borgo ma oggi parte della città metropolitana, sono presenti molti negozi e servizi, un mercato comunale, il mercato rionale il venerdì, una biblioteca, 4 supermercati, etc. Nella parte vecchia ci sono anche la chiesa antica e diverse Osterie dove si mangia molto bene. L'appartamento è di circa 140 m2, si affaccia su tre lati (Nord-Est-Sud) e risulta molto ben illuminato e coibentato. Sono presenti due balconi sul cortile interno (cucina e camera mia) ed un grande balcone sulla facciata (camera ospiti). Il cuore della casa è una zona living, circa metà dell'appartamento, dove si trova un ampia cucina con apertura che si affaccia sul soggiorno. Qui si trovano un bancone con sgabelli che guarda la cucina, tavolo da 6/8 e salotto con due divani e televisore. Da qui si accede ad un disimpegno dal quale si accede alla zona notte/bagni. Sono presenti due camere doppie, entrambe con porta finestra (h2,70) che affaccia sul balcone. Sono presenti anche due bagni, uno principale e uno più piccolo. Entrambi sono dotati di doccia. Le due camere da letto e la zona living sono dotate di impianto di climatizzazione. Il riscaldamento a caloriferi è autonomo e regolabile dall'app (bellissimo perchè ti fa trovare casa sempre calda d'inverno quando rientri). Affitto una delle due camere doppie, arredata con letto doppio queen size, armadio e cassettiera. Gli ospiti avranno il loro bagno personale da NON condividere con me (a eccezione dell'uso della lavatrice). Fornisco tutto ciò che serve per abitare, asciugamani, lenzuola, cuscini, coperte/piumone (a meno che uno preferisca portarsi le proprie, niente in contrario). La casa è stata appena ristrutturata e tutto è nuovo. E presente il WI-FI con fibra e giga illimitati, una smart TV collegata a internet. Caldaia ed elettrodomestici sono tutti nuovi e la cucina è (iper)attrezzata per cucinare. Ovviamente quello che offro non è solo la stanza ma la condivisione degli spazi comuni, nonchè della mia compagnia nei periodi in cui sono a Milano. Ogni tanto viaggio per lavoro e a quel punto la casa sarebbe solo per gli ospiti. L'affitto mensile per una persona è di 600 euro. La quota per due persone sono 900 euro invece. Io vivo nell'appartamento e ne sono anche il proprietario. Sono incluse tutte le spese fisse (condominio - che include anche l'acqua - internet, TARI). Quello che non è incluso sono le spese variabili (bolletta energia e gas) che saranno divise equamente tra me e gli ospiti. The apartment is located on the first floor without an elevator in a small building from the 1930s on Via Benedetto Diotti in the Baggio district of West Milan. The main entrance leads to an internal courtyard, which provides access to the condominium. There is no internal parking, but it is possible to drive to the entrance gate for loading and unloading. Parking is always available in the square and nearby streets. The area is on the outskirts, surrounded by greenery near the cave park and a 5-minute drive from the highway entrance. The square in front of the house has the final stop of bus line 67, which connects to several stops on the red subway line (Bande Nere, Pagano, Conciliazione) and terminates at Piazzale Baracca (a central area of Milan). By bicycle, it takes me about half an hour to reach the city center (Duomo). In the Baggio district, once an ancient village but now part of the metropolitan city, there are many shops and services, a local market, a neighborhood market on Fridays, a library, 4 supermarkets, etc. In the old part, there is also an ancient church and several Osterie where you can eat very well. The apartment is approximately 140 m2, with windows on three sides (north-east-south), providing ample natural light and insulation. There are two balconies facing the internal courtyard (kitchen and my bedroom) and a large balcony on the front facade (guest bedroom). The heart of the home is a living area, occupying about half of the apartment, where you'll find a spacious kitchen with an opening overlooking the living room. There is a counter with stools facing the kitchen, a dining table for 6/8 people, and a lounge area with two sofas and a television. From here, there is access to a hallway leading to the sleeping/bathroom area. There are two double bedrooms, both with French doors (2.70 meters high) that open onto the balcony. There are also two bathrooms, one main and one smaller. Both are equipped with showers. The two bedrooms and the living area have air conditioning. The heating is individually controlled and adjustable via the app (which is great because it ensures a warm home in winter when you return). I am renting out one of the two double bedrooms, furnished with a queen-size double bed, a wardrobe, and a chest of drawers. Guests will have their own personal bathroom, which will not be shared with me (except for the use of the washing machine). I provide everything needed for living, including towels, bed sheets, pillows, blankets/duvets (unless someone prefers to bring their own, which is also fine). The house has just been renovated, and everything is new. There is Wi-Fi with fiber and unlimited data, a smart TV connected to the internet. The boiler and appliances are all new, and the kitchen is (hyper)equipped for cooking. Of course, what I offer is not just the room but also the sharing of common spaces, as well as my company during the periods when I am in Milan. Occasionally, I travel for work, and at that time, the house would be exclusively for the guests. The monthly rent for one person is 600 euros. For two people, the rent is 900 euros. I live in the apartment and I am also the owner. All fixed expenses are included (condominium fees, which also include water, internet, and TARI). What is not included are variable expenses (energy and gas bills), which will be divided equally between me and the guests...
