Area A few steps from Pasteur metro station (M1 – red line) there is this fantastic two-bedroom apartment. The area is the right compromise for those who prefer living in a quiet residential district but still don’t want to give up their aperitifs and daily shopping thanks to the close proximity to the Corso Buenos Aires, a famous street in Milan with plenty of shops and trendy clubs. Living room and kitchen Guests are welcomed in the large living room with open-plan kitchen. The apartment is studied down to the smallest detail, thus offering a modern and welcoming environment. Behind the huge table seating up to six people, there is the open kitchen equipped with everything you need. Bedrooms and bathrooms Next to the entrance, on the right, there is the first bedroom. The room is spacious and bright, has a comfortable double bed and a wardrobe with plenty of storage space. This room has a private bathroom, equipped with all sanitary fittings and a large window. The second bedroom is also provided with a double bed and a spacious wardrobe. In front of the bed there is a large wall mirror. In addition, it comes with a balcony with views of the courtyard. The second bathroom is separated from the living room, as if it were a private bathroom. It’s provided with all comforts and a very large shower. HOUSE RULES Our prices include Residence Service with assistance and include: VAT10%, utilities (electricity and gas up to a maximum daily amount), check-in assisted by (hidden) Staff, internet Wi-fi. You do not have to pay condominium fees or agency fees. Tax excluded from the price: For stays of 30 nights or longer, during the check-in, a short term tenancy agreement will be stipulated. In order to properly register the contract, the payment of a stamp duty (equal to 32€) and a registration tax (equal to 2% of the rent with a minimum of 67€) will be needed - only half of this amount will be paid by the guest. There are exemptions in case of application of the tax withholding (cedolare secca) fiscal regime. During the check-in you must show the Italian Tax Identification Number, in addition to your Passport and Identity Card. If you don't have it, you can ask for it at the nearest Italian Revenue Agency or your diplomatic offices in Italy (more information: (hidden)). Security deposit We remind you that on arrival day will be required a security deposit, must be done with credit card, which will be refunded within 72 working hours from day of departure. Check-in time The standard check-in is between 3 p.m. to 9 p.m. Late check-in from 9 p.m. to 12 a.m. - 30€. Final Cleaning Service You may have to pay a fine starting from €30 if you do not follow these rules: leave the apartment (i.e. floor, furniture, etc.) in good conditions; leave the kitchen clean (hob with no meal leftovers and/or dishes and tableware to wash); dispose of trash properly. Utilities The utilities are included up to a maximum daily amount in order to respect the environment. Rules Smoke is forbidden even with open windows. Electronic cigarettes are not allowed as well. Any kind of drug is forbidden. It is forbidden to host during the night people who haven’t checked in. It is forbidden to make noise from 10 p.m. to 8 a.m. CIR: 015146-LNI-00409. La zona è ricca di servizi e comodità come bar, ristoranti, farmacie e supermercati. Soggiorno e cucina L’arredamento moderno ed elegante rende questo trilocale particolarmente bello e accogliente. I colori dei mobili e del divano si fondono perfettamente con le pareti bianche e con il parquet. L’ampio soggiorno è composto da un divano, un tavolo da pranzo e una grande cucina a vista. La cucina è dotata di tutto l’occorrente, diversi comfort ed elettrodomestici. Camere e bagni L’appartamento si compone di due camere da letto matrimoniali. La prima si trova all’ingresso sulla destra, è composta da un comodo letto matrimoniale, un armadio e una grande finestra che affaccia sul cortile interno, rendendola luminosa e silenziosa. Questa camera ha il bagno privato. Il bagno è dotato di tutti i sanitari e di un’ampia finestra. Anche l’altra camera è matrimoniale, troverete uno spazioso letto e un ampio armadio dove sistemare al meglio i vostri effetti personali. Questa camera ha un balcone che affaccia sul cortile interno. Il secondo bagno è proprio di fronte alla porta della camera da letto. Anch’esso è dotato di tutti i sanitari e di un’ampissima doccia. REGOLE DELLA CASA I nostri prezzi comprendono il Servizio Residence con assistenza e includono: IVA (ove prevista ai sensi del D.lgs. 633/72) biancheria da camera e bagno iniziali, utenze (luce e gas entro limiti di utilizzo giornalieri per evitare sprechi), accoglienza del personale (hidden) in appartamento, Internet Wi-fi. Non ci sono spese condominiali o commissioni di agenzia. Tasse escluse dal prezzo Per i soggiorni pari o superiori alle 30 notti al momento del check-in verrà stipulato un contratto di locazione transitorio, per la cui registrazione è previsto il pagamento di una imposta di bollo (pari a 32€) e di un'imposta di registro (pari al 2% del canone di locazione con un minimo di 67€), solo la metà di tale importo è a carico dell'ospite. Esenzioni previste in caso di applicazione del regime di cedolare secca, nei casi indicati dalla legge. Al momento del check-in è necessario esibire, oltre al documento d'identità, il codice fiscale. Se ne sei sprovvisto potrai richiederlo presso l'ufficio dell'Agenzia delle entrate o al Consolato del tuo paese più vicino (maggiori informazioni: (hidden)) Deposito cauzionale Le ricordiamo che al momento del check-in le verrà richiesto un deposito cauzionale, che dovrà essere versato tramite carta di credito; verrà restituito entro 72 ore lavorative dal giorno del check-out. Orario check-in L’orario di check-in standard è dalle 15.00 alle 21.00. E' previsto un supplemento di 30€ per il check-in dalle ore 21.00 alle ore 24.00. Consumi utenze Si ricorda che, al fine di evitare gli sprechi, le utenze sono incluse fino ad un importo massimo giornaliero, al fine di evitare gli sprechi e tutelare l'ambiente. Regole Vietato fumare all’interno dell’appartamento anche con finestre aperte. Le sigarette elettroniche sono incluse nel divieto. Vietato portare nell’appartamento droghe di qualsiasi tipo. How rent is calculated
Daily basis
This listing’s rent is calculated on a daily basis. For the first and last months of your stay, you’ll only pay for the exact number of days in your rental period — just like a hotel. We call this a Daily contract type. To confirm your rental, you’ll need to pay one month’s rent in full. Any excess rent you pay for the first month will be subtracted from the next month’s rent.
