*deutsch* Zur Wohnung: Die gesamte Wohnung hat eine Wohnfläche von ~80m2 zuzüglich eines Garten von ~90m2 in dem sich ein Schwimmbecken, ein Lounge- & ein Essbereich (mit Grillstation) sowie einer Sonnenterrasse befinden. Das Domizil verfügt über ein Whirlpool mit Dusche, einer abgetrennten Toilette und einem eigenen Waschbereich. Ebenso gäbe es in der Wohnhausanlage zusätzlich die Möglichkeit eines Waschsalons. Hinzu kommen die Optionen eines Yoga-Clubs (3x/Woche) & eines Wing-Tsun Dojos (2x/Woche). Begleitet werden diese Angebote von einem Hobbyraum in dem auch ein Tischtennistisch befindet. In der Nähe befinden sich auch ein Basketball- & Käfigfußballplatz und eine BMX-Bahn. Des weiteren gibt es eine Naturlaufstrecke neben einem Bach und etwa 15 Fahrradminuten entfernt befindet sich eine Tennis- und Freitzeitanlage. Hinzu kommen bei der nahe gelegenen Ubahnstation ein Bowlingcenter und ein EKZ. Zur Zeit kann ich 2 intakte Leihräder zur Verfügung stellen welche die Möglichkeit bieten sich an nahe gelegenen Orten kostengünstig & qualitativ hochwertig selbst zu versorgen. Des weiteren kommt man über das öffentliche Verkehrsnetz schnell und einfach in 30 Minuten bis ins Zentrum Wiens. Ebenso kann ich ein Leihauto zur Verfügung stellen welches über (hidden website) jederzeit (sofern verfügbar) buchbar ist. Das Pool, das Whirlpool, der Griller, das Dartboard sowie alles Andere steht der Wohngemeinschaft jederzeit kostenlos zur Verfügung. Eventuell sollte jedoch auf gewisse Pflegemaßnahmen im Sinne der Gemeinschaft geachtet werden. Die Wohnung hat unbegrenztes Breitbandinternet, sowie einer kleinen Film- & Buchbibliothek. Ebenso gibt es einige gängige Gesellschaftsspiele. Mit einem Backofen kann ich derzeit nicht dienlich sein, aber ich plane die Küche um ein mobiles Gerät zu adaptieren. Beide mietbaren Zimmer sind im Prinzip Doppelzimmer, wobei das kleinere über ein Ausziehbett verfügt. für den jeweiligen Zweitmieter erlaube ich mir € 60,- in Rechnung zu stellen. Zu meiner Person: Ich selbst bewohne das ebenerdige Domizil nun seit 13 Jahren und kann über keine gröberen Vorkommnisse klagen. Meine Hobbys sind fast unbegrenzt möchte ich sagen dürfen^^: Geocaching, Trekking, Bouldern, Tennis, Fitness, Baskettball, Kunst & Kultur etc. - sollte also Freizeitbedarf bestehen bin ich gerne jederzeit zu etwaigen Schandtaten bereit :) mit besten Grüßen im Vorraus Jürgen ----- *english* To the flat: The entire apartment has a living area of ​​~ 80m 2 plus a garden of ~ 90m 2 in which a swimming pool, a lounge and a dining area (with barbecue) and a sun terrace are located. At the moment I am able to provide 2 intact rental bicycles which offer the possibility to be self-sufficient at high quality in nearby locations. Furthermore, you can quickly and easily reach the center of Vienna via the public transport network in 30 minutes. Likewise, I can provide a rental car available through (hidden website) at any time (if available) is bookable. The pool, the whirlpool, the grill, the dartboard and everything else is available to the community at any time free of charge. However, some care should be taken in the Community's interest. The apartment has unlimited broadband Internet, as well as a small film & book library. There are also some popular board games. With an oven I can not serve at the moment unfortunately, but I plan to adapt the kitchen to a small mobile device. Both rentable rooms are basically double rooms, with the smaller one having a pull-out bed. For the respective second tenant I allow € 60, - to charge. To my person: I myself inhabit the ground-level domicile for 13 years now and can not complain about any gross occurrences. I have to supplement the apartment with a Swedish stove before this (hidden) (firewood is on your own property). My hobbies are almost unlimited I would like to say ^ ^: geocaching, trekking, bouldering, tennis, fitness, basketball, art & culture etc. - So should there be any need for leisure I am always ready for any outrage :) best regards in advance Jürge...
