This charming garçonnière is located in the 17th district of Vienna, on Bergsteiggasse, only a few minutes away from the lively Yppenviertel. The apartment is on the ground floor and faces east. The anteroom holds a fully equipped kitchenette with a sink, a two-zone ceramic hob, a fridge with freezer compartment, a microwave, a kettle, a coffee machine, plenty of upper cabinets and all the kitchenware you need, plus a chest of drawers, a mirror and a coat rack. There is no washing machine. From the anteroom you reach the bathroom, which comes with a walk-in shower, and WC. All amenities are provided. Towels are also supplied, so you won't need to bring any. The living and sleeping room is bright, separate and looks out onto the quiet street. It offers a comfortable sofa bed with bed linen, a desk with a reading lamp right at the window, a folding dining table with two chairs, open wall shelves, a rolling trolley for extra storage, a floor lamp and a large wall mirror that makes the room feel twice its size. A vacuum cleaner and a hairdryer are provided as well. Parquet and tiled floors, thermal sound-insulating windows with internal sun protection and modern infrared heating panels keep the place quiet, bright and warm. A storage compartment on the same floor belongs to the apartment and gives you extra space for your suitcases. This fully furnished apartment is waiting for you to bring your suitcases and move right in. To make this your temporary home in Vienna and everything as easy as possible, we offer the rent including all costs (electricity, heating, hot water, waste disposal, Internet, fees, furniture, towels, VAT, operating costs, bed linen and cleaning equipment). The rental contract is limited to a maximum period of 6 months, the minimum stay is 3 months. The apartment is rented to one person. Important: the Austrian broadcasting fee (ORF-Beitrag) is to be paid by the tenant (no other way to do that). The apartment is very well connected. Bus and tram stops are only 150 m away, and the U6 station Alserstraße and the S-Bahn are around 500 m. The Medical University of Vienna, the main campus of the University of Vienna and the FHWien University of Applied Sciences can all be reached in 15 minutes by public transport, and the BOKU University of Natural Resources and Life Sciences in 25 minutes. Bakeries, supermarkets, a pharmacy, doctors and banks are all within a few minutes on foot on Jörgerstraße and Hernalser Hauptstraße, and the Brunnenmarkt and Yppenplatz, with their market stalls, cafés and bars, are a short walk away. Die Wohnung liegt im Erdgeschoß und ist ostseitig ausgerichtet. Im Vorraum findest Du eine voll ausgestattete Küchenzeile mit Spüle, Zweiplatten-Ceranfeld, Kühlschrank mit Gefrierfach, Mikrowelle, Wasserkocher, Kaffeemaschine, viel Stauraum in den Hängeschränken und allen Küchenutensilien, dazu eine Kommode, einen Spiegel und eine Garderobe. Es gibt keine Waschmaschine. Vom Vorraum aus erreichst Du das Badezimmer mit begehbarer Dusche, WC und eigenem Warmwasserboiler, das mit allen Annehmlichkeiten ausgestattet ist. Auch an Handtücher haben wir bereits gedacht. Der Wohn- und Schlafraum ist hell, separat und blickt zur ruhigen Straße. Es erwarten Dich ein bequemes Schlafsofa inklusive Bettwäsche, ein Schreibtisch mit Leselampe direkt am Fenster, ein klappbarer Esstisch mit zwei Stühlen, offene Wandregale, ein Rollwagen als Zusatzstauraum, eine Stehlampe und ein großer Wandspiegel, der den Raum doppelt so groß wirken lässt. Staubsauger und Föhn sind ebenfalls vorhanden. Parkett- und Fliesenböden, Thermo-Schallschutzfenster mit innenliegendem Sonnenschutz und eine moderne Infrarotheizung machen die Wohnung ruhig, hell und warm. Ein Abstellraum am Gang auf gleicher Ebene gehört dazu und bietet Platz für Deine Koffer. Diese komplett möblierte Wohnung wartet auf Dich und soll dir ein vorübergehendes Zuhause sein! Um Dir das Leben in Wien so einfach wie möglich zu machen, bieten wir die Miete inklusive aller Kosten an (Strom, Heizung, Warmwasser, Müllentsorgung, Internet, Gebühren, Möbel, Handtücher, Mehrwertsteuer, Betriebskosten, Bettwäsche und Reinigungsmittel). Der Mietvertrag ist auf eine maximale Dauer von 6 Monaten begrenzt, die Mindestdauer beträgt 3 Monate. Die Wohnung wird an eine Person vermietet.
