The window with exterior views allows plenty of natural light, creating a warm and welcoming atmosphere. 📍 Carrer Bailén is located in a quiet and well-connected area of Burjassot, making it especially convenient for students. The Burjassot Campus of the University of Valencia is nearby, while the Sant Joan tram stop (Metrovalencia Line 4) is just a 7-minute walk, offering direct access to Valencia city center. The Av. Pi y Margall bus stop is only 6 minutes away, providing additional transport options. The neighborhood also offers supermarkets, cafés, parks, and all essential services for a comfortable stay. 🚫 House Rules • No minors allowed • No pets allowed • No smoking • Decoration not included 📄TO TAKE INTO ACCOUNT: - in spite of making the reservation by this means, the tenant must sign a contract and the rules of coexistence before entering the room. -The tenant will bring for their own use and hygiene: mattress topper, fitted sheet, top sheet or comforter cover, quilt or comforter, pillow/s and pillowcase/s and body, face and foot towels for shower. If you wish we can provide these items for an additional cost of 90€ new or 50€ used and disinfected. - It is possible to register with a minimum contract of 6 months. - The deposit will not be refunded until the corresponding de-registration certificate is presented, if applicable. - Why do we charge a deposit? Surely it is not your case, but in 6 years of doing this business we have had many tenants who have broken many things. - When is the deposit returned? We will refund within 30 days of the delivery of the keys and having fulfilled the contract. - Is there a maintenance service? Yes, available for any damage that occurs. - Who you will live with: Normally the tenants are changing because the average contract is 9 months, so we do not know who will live in the apartment with you, but we look for people similar in age and occupation. - Supplies: the apartment has a ceiling of included expenses and if it is exceeded, it is shared among the cohabitants. - Rental requirements: you must demonstrate that you have the solvency to pay the monthly rent. 🕒 Arrival Schedule & Key Delivery A staff member will deliver the keys in person. Once an arrival time is confirmed, there is a maximum waiting time of 30 minutes. If you cannot arrive at the agreed time, you must notify us at least 1 hour in advance. Monday to Friday • 15:00 – 18:00 → No additional cost • 18:00 – 20:00 → €30 (subject to availability) • After 20:00 → €50 (prior coordination required) Saturday • 11:00 – 13:00 → No additional cost • Outside these hours → €30 (prior coordination required) Sunday • Arrival must be arranged in advance 📦 Courier Key Forwarding (if arrival is missed) • Until 18:00 → €20 • Until 21:00 → €30 • After 21:00 → €50 🙏 Thank you for your understanding. You can also purchase used bedlinen from us for €60 and we will wash and disinfect them for you. - If you don't purchase the package, you must bring these items yourself.
