This perfectly practical, pretty and bright studio is located on the 4th floor (no lift) in a very quiet and very SAFE building! The house is next to U1-underground stop "Kagraner Platz" which takes you directly to city center. Also nearby are several tram and bus stops. One of the biggest shopping centers of Vienna is in walking distance as are numerous shopping possibilities, medical facilities, Vet-Campus and the vast recreational area Donauinsel und Alte Donau. The flat itself has windows into a quiet garden, is fully furnished with equipped kitchen, all necessary devices and equipments, up to towels and sheets provided, like a hotel room. Tenants will be expected to behave decently and keep the noise level low: this is a strictly NO-PARTY-location, no pets, no smokers, no instruments, no use of sport-gadgets as trampoline or similar. The house is very quiet and misbehaviour will be reported to the landlord: the house community is attentive and reliable which makes the house also very safe. Misbehaviour will result in termination of contract. Short term rent includes all Utility cost except WiFi which the tenant can access with a prepay card. As unfortunately I had experience with issuing contracts for the only purpose to provide Visa documents the tenant is obliged to transfer the deposit 6 weeks before arrival to secure the contract - even if the first month is paid via this platform. In case of short-notice booking the deposit is to be transferred immediately upon booking. The flat is handed over clean and is expected to be returned clean – extra cost for necessary cleaning or repairs will be charged to the tenant on top of the regular cleaning fee. Insurance is optional but clearly recommended as any damage will be charged for! Energy costs are covered to a maximum of 100 Euro/month which is ample for one person, excess usage will be charged for after reading the meters. As stated in the basic facts for the flat the maximum rental period is 6 months. For the wifi my tenants usually use their hotspot. Alternatively I provide a modem at a deposit and tenants can insert their own sim-Card or acquire one (10-20 Euros depending on intended usage - which is meant by TV-cost!) Any stay for less than the minimum of 4 months will only be accepted with a surcharge! An extra person staying will result in a surcharge of 100 Euros/m plus 25 Euros cleaning surcharge...

How rent is calculated
Half-monthly basis
This listing’s rent is calculated on a half-monthly basis. For your first and last months, if you stay half a month or less, you’ll pay half that month’s rent. If you stay more than half a month, you’ll pay the full month’s rent. We call this a Fortnightly contract type. To confirm your rental, you’ll need to pay one month’s rent in full. Any excess rent you pay for the first month will be subtracted from the next month’s rent.
