Shortage in the room rental sector: less supply, higher prices

Rotterdam, 7 November 2024 – Recent measures aimed at regulating rents and making housing more affordable appear to have had the opposite effect, also in the student housing sector. In the third quarter (Q3) of 2024, the average room price increased by 7.2% compared to last year, while supply decreased by 5.2%. This is according to the Kamernet Rent Report Q3 2024, which analyzed 25,186 properties in the free sector in the last year. During the summer, each room attracted an average of 81 interested tenants, an increase of 84% compared to the previous quarter that can be attributed to rising demand before the start of the new academic year.

"We are seeing room rental prices rising in Kamernet while availability decreases. For example, in cities like Leiden and Breda, it is becoming increasingly difficult to find available rooms. For those who will look for accommodation before another semester starts, it is wise to start early and consider options in other cities as well. These trends highlight the need for effective policies to address the housing shortage and increase the supply of affordable housing," says Djordy Seelmann, CEO of Kamernet.

A decrease in the number of available rental properties usually leads to higher prices. Room supply decreased in 67% of the 21 major student cities compared to last year. While last year the national weighted average price for a room was €609, in Q3 2024 it reached €653. Room rents have increased by 7.2% compared to a year ago.

  • Tilburg (17.0%) Maastricht (13.3%) and Haarlem (11.3%) experienced the biggest price increases.
  • However, Amsterdam (€991) remains the most highly priced city for students, followed by Haarlem (€809) and Utrecht (€734).
  • By contrast, Wageningen (€351) and Enschede (€375) offer options at lower prices. Prices did not go up everywhere. Rents decreased in Den Bosch (-13.1%), Ede (-2.4%), Leeuwarden (-1.4%), and Zwolle (-1.3%).
  • In addition to the monthly rent increases registered across the country, the price per square meter has also risen (14.0%), accompanied by a reduction in the average room size.(-6.8%).

Supply falls and prices rise, also for apartments

Due to limited availability on the platform for this property type, Kamernet analyzed apartment rents in only 13 cities. The average price rose by 11.5%, from €1,531 last year to €1,707 this year.

  • Rents rose sharply in The Hague (31.7%) and Amsterdam (24.8%), where an apartment averages €1,532 and €2,483 per month respectively.
  • At the same time, there were also notable price drops, particularly in Maastricht (-22.5%) and Leiden (-12.6%).

The price per square meter increased by 8.7%, while the room size decreased in almost every city. The average size of apartments at a country level, however, registered a minimal decrease of 0.6%, mostly driven by apartments in Amsterdam increasing its size as opposed to the national trend. In addition, the supply of apartments on Kamernet shrinked in almost every city compared to last year, except for The Hague.

About the Kamernet Rent Report Q3 2024

The Kamernet Rent Report analyzes data from Kamernet, one of the largest housing rental platforms in the Netherlands. The available properties in Kamernet are primarily listed by private owners, real estate agents, and roommates listing their available rooms directly. The platform does not include properties offered by housing corporations, which as non-profit organizations generally have lower rental prices. The Kamernet Rent Report Q3 2024 analyzed 25,186 properties including 20,262 rooms, and 4,924 apartments, listed in Kamernet in Q3 2023, Q2 2024 and Q3 2024.

  • 43% of these properties were listed by private owners, 44% by roommates, 9% by real estate agents, and 4% by others.
  • 54% of the properties were furnished, 34% unfurnished, and 12% uncarpeted.

Rent prices and square meter prices are calculated based on the data provided by property providers when listing on Kamernet. The absolute rent price of a city is calculated by an average. The price per square meter is calculated by dividing the average absolute price of a property type by the average size. Kamernet calculates the absolute rent price and the square meter price at a national level based on weighted averages, taking into account the amount of available units per city. The price developments at a national level are therefore calculated by comparing the weighted averages of Q3 2023 and Q3 2024. Aiming to provide a robust dataset per each property type, cities with less than 30 listings in a property type in a quarter were excluded from the report. These are the cities analyzed per category:

Rooms (21 cities): Alkmaar, Amersfoort, Amsterdam, Breda, Delft, Den Bosch, Den, Haag, Ede, Eindhoven, Enschede, Groningen, Haarlem, Leeuwarden, Leiden, Maastricht, Nijmegen, Rotterdam, Tilburg, Utrecht, Wageningen, Zwolle.

Apartments (13 cities): Amsterdam, Breda, Den Bosch, Den Haag, Eindhoven, Groningen, Leeuwarden, Leiden, Maastricht, Nijmegen, Rotterdam, Tilburg, Utrecht.
