November 2025. The Kamernet Rent Report is a quarterly publication that highlights price trends for rooms listed on Kamernet, the largest student rental platform in the Netherlands. This initiative has been ongoing for two and a half years.

Properties and advertisers

What type of properties does the report analyze?

The report analyzes rooms advertised via Kamernet’s platform, which are typically listed by private landlords, real estate agents, or roommates. The report does not include rooms advertised by social student housing providers, which generally have lower prices than those offered on commercial rental platforms such as Kamernet.

How many properties were analyzed?

The Kamernet Rent Report for Q3 2025 analyzed 11,390 rooms listed on the platform during Q3 2025 and Q3 2024.

Are the rooms analyzed in the report furnished?

The rooms analyzed can be furnished or unfurnished, sometimes without floor covering. Of all the rooms analyzed in Q3 2025, 52.2% were furnished, compared to 54.0% in Q3 2024.

Which advertiser types are included in the report?

In 2025 so far, 37% of the rooms advertised in Kamernet were listed by private landlords, 50% by roommates, and 7.4% by real estate agents, with the remaining 5% listed by others.

Which segment of the room rental market in the Netherlands does the report represent?

The report represents rooms advertised by private individuals, including private landlords, roommates, and real estate agents. It does not include rooms advertised by student housing associations, which generally have lower prices.

According to the 2025 National Student Housing Monitor from Kences, more than 391,000 students live on their own. Of these, 50% live in rooms or studios offered by private landlords. Nearly 35% live in rooms rented out by housing corporations, and the remainder in rooms rented out informally by landladies and other providers.

Geographic scope and methodology

How many cities does the report cover?

The Q3 2025 report covers 19 cities. These are the cities analyzed: Amsterdam, Arnhem, Breda, Delft, The Hague, Ede, Eindhoven, Enschede, Groningen, Haarlem, Leeuwarden, Leiden, Maastricht, Nijmegen, Rotterdam, Tilburg, Utrecht, Wageningen, Zwolle.

How many properties does the report analyze per city?

The number of rooms varies per city. In the biggest cities, such as Amsterdam, around 1,000 rooms are usually analyzed in each quarter. In other popular student cities, like Utrecht, Groningen and Rotterdam, the units are usually between 300 and 800. Smaller cities may have less than 100 units, but always more than 30.

How are the prices per city calculated?

The absolute rent price for a city is calculated as a median across all listed rooms in that city. The square meter rent price for a city is also calculated as a median of the per-square-meter prices from all listings.

Why do some city rent prices not match the ones Kamernet reported in November 2024?

Starting with the Q2 2025 report, Kamernet began reporting city rents using the median instead of the average. While the rent prices published in Q3 2024 reported in 2024 were calculated using the average, the Q3 2024 prices included in the 2025 report (for year-over-year comparison) were recalculated using the median.

This is why some prices differ. Both calculation methods are valid, but the change was introduced to provide a more accurate representation of reality by reducing the impact of outliers.

How is the national room rent price calculated?

The national room rent price is calculated as a weighted average, which takes into account the number of units in each city. To calculate the yearly variation in the national price, the weighted average from Q3 2025 is compared to the weighted average from Q3 2024 to determine the percentage change.

Are Kamernet users students only?

Not only, but predominantly. While the platform is particularly popular among students, anyone can rent a property listed on Kamernet.
