Our cozy and bright apartment is located on the first (24 steps) and last floor of a little building in via Gaetano Milanesi, in a central area, not far from Santa Maria Novella train station, Fortezza da Basso, Congress Palace, Leopolda, Opera Theatre, reachable in less than 5 minutes with the Tramvia.Ideal location for visiting the historic center, both for business or leisure travellersVery spacious, comfortable and modernly furnished, this apartment overlooks an internal courtyard and preserves the features of ancient Florentine residences, such as exposed beam ceilings, but is equipped with all the comforts of home, which will make you feel at home, but far from the hustle and bustle of everyday life.Entering the house you are in the wide and bright living room, where we notice the wooden beams.The living room is tastefully decorated and furnished with a bookcase, TV and a cozy sofa.On the right there’s the modern colourful kitchenette, fully equipped with all you need to prepare breakfast, lunch and dinner anytime you wish (Microwave, kettle, toaster, oven, etc).From the living room on the left you can enter the wide and comfortable master bedroom decorated in shades of blue and orange and tastly furnished with closet, night tables and very big wardrobe where you can easily store clothes and bags.A big bathroom with shower, and a terrace complete the ground floor of the apartment.From the living room a charming wooden stair leads to the second romantic bedroom with double bedroom.Since it’s out of the limited trafic area, the appartment can be easily reached by car. You can park on the street, in the blue lines, or in a nearby garage, where you can park your car and forget about it, since everything you need is just a stone throw away! The tram that takes you to the city center in less than 5 minute, stops just 100m away from the apartment.High speed WI-FI, air conditioning, heatingThe apartment is provided with self check-in system, to give you the opportunity to get in anytime after 3pmOtherwise, if you wish, it will be our pleasure to meet you for the check-in, but in this case we need to make an appointment in advance between 3pm and 8pm.Check-in from 3 pmCheck-out: within 10 amTHE DISTRICTVia Milanesi is part of a residential district, which extends just outside the historic center and the ztl (limited trafic area) and which occupies part of the area between the Fortezza da Basso, Santa Maria novella and the Rifredi area, 20 minutes walk from the historic city center.Ideal for couples or small groups of friends, the neighborhood offers everything you may need during your stay: at a stone throw you can find banks, pharmacies, bars, restaurants, pastries shops, bakeries, laundries, hair dresser bus stop, supermarket.Minutes away you can find the University of Florence Campus, City Courthouse and Hospital of Careggi, Meyer Children’s Hospital.The main attraction of the historic city center as Duomo, Piazza della Signoria, Uffizi and Ponte Vecchio are reachable with a 30 minutes walk, or in a few minutes by (hidden) 15/20 minutes walk you reach:- Santa Maria Novella station- Historic center- exhibition centre of the Fortezza da Basso- Congress palace- Leopolda station- Opera Theatre- Stibbert Museum- Orti del parnaso and ’orticoltura gardensYou won’t need buses to visit the main points of interest of the town, anyway if you do not like to walk, the area is well linked with the pubblic transportation and the bus stop just 50 meters away. RENTAL CONDITION: Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement; Internet, wi-fi, water, building expenses and contract registration costs are included in the rental price; Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date; We apply a daily contract on 30 days: we calculate the rent in proportion to the number of days of your stay: e.g. December is calculated on 31 days, February on 28 etc etc...; RENTAL AGREEMENT: As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one-week prior check-in. If you can't get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment. PAYMENTS: In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date: - the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date; - one-time initial and final cleaning fee (starting from €175) depending on the size of the flat. - for all apartments located in Rome, the cost of the city tax is required at check-in. This is equal to €3,50 per person per night. MINIMUM STAY MILAN ACCOMMODATION 60 nights minimum stay is required for the reservations with check- in between March 18th 2026 and April 28th 2026 included. For bookings with check in within those dates, the first two months of your booking must be paid in advance and won't be refundable. The check out between 17th April and 26th April 2026 included is not allowed...
