The city centre and Calle Colón are only 7 minutes away (500 m), the metro stations of Ruzafa (Line 10) and Xàtiva (Lines 3, 5 and 9) are 7 and 9 minutes away, as well as many bus stops, providing an excellent connection to the whole of Valencia. The property, which retains its high ceilings and authentic wooden beams, boasts a perfect fusion of traditional aesthetics and exquisite modernity, with marble finishes in the kitchen and large bespoke mirrors that amplify the light. It also features a work of art by Australian-born, but València-based artist Will Colles. A spectacular béton sculpture, as functional as it is ergonomic, with the not-so-redundant title ‘This is a Sculture’. The open-concept living and dining area, which connects to the kitchen, is designed for enjoyment and interaction: a comfortable two-seater sofa, an exclusive leather armchair and minimalist glass coffee tables accompany the large 50-inch Smart TV. The kitchen, integrated into the living room, has a sink, dishwasher, induction hob, fridge, air fryer, toaster, kettle, juicer and Nespresso Vertuo coffee machine. There is also a V60 coffee machine for those who wish to prepare speciality coffee with fresh beans from the nearby artisan coffee shops in Ruzafa. Purpose of Stay: exclusively temporary accommodation for reasons other than tourism and not as a permanent residence. 2. Occupancy: maximum 5 persons. 3. Restrictions: The tenant agrees not to engage in illegal or disruptive activities on the property. Community rules must be respected. 4. Payment: The rent is payable in advance, according to the booking details and through (hidden). 5. Maintenance and Condition: The property is handed over in good condition. The tenant must return it in the same condition, otherwise the tenant will repair any damage. 6. Completion: Late departures will incur a penalty equal to double the daily proportional rent. 7.
