Spacious and bright two bedroom two bathroom flat in Bologna with a 110 sqm terrace (with BBQ area), located on the fourth floor of a modern stately building (with elevator), close to Sant'Orsola Hospital and Giardini Margherita. Guests have access to a fully equipped kitchen and are provided with bed linens and towels. Upon arrival, our staff will be waiting at the apartment to explain how everything works and to hand over the keys. During your stay, our staff is available to address any requests or concerns. This 125 sqm apartment presents beautiful finishes, independent heating, air conditioning in the master bedroom and in the living room, and a layout that makes it cozy and functional at the same time. The apartment, in fact, opens up onto a foyer that leads to a large and bright living room, furnished with a double sofa bed positioned in front of a cabinet with TV. The living room and the fully equipped eat-in separate kitchen, complete with a table for 4-6 persons, a traditional oven, Nespresso machine, dishwasher and all the necessary to cook, are fitted with large French windows that lead out on two sides onto a 110 sqm terrace that surrounds the apartment. There, a table and some chairs make it a sort of extra room. The night area communicates with the living room through a corridor along which are located two bathrooms, modern and functional and respectively equipped with a stall shower and a bathtub, and the laundry room complete with a washing machine and all the equipment to clean the apartment. At the end of the corridor is the first double bedroom, furnished with two single beds and a closet, while the second bedroom includes a double bed, a built-in closet with sliding doors and a writing desk. The rental price includes the initial and the final cleaning, the rent, Italian taxes (television and garbage) and doesn't cover the condominium expenses (€ 100 per month), WiFi internet (€ 40 per month) and bills (electricity, gas and water). Regarding the bills, a forfait of € 120 will be paid monthly. Only if you exceed this forfait, you would have to pay the difference. No refunds will be due if the total bill is less than the monthly forfait. If your stay includes some days of the subsequent month, the forfait for the bills will be calculated pro rata. Area: The apartment is located in a strategic position, since it is close to the Historical Center (reachable in a few minutes by bus), to Sant'Orsola Hospital, to the exit of the ring road and to Bologna Exhibition Hall. The area is rich in shops: at less than 100 m. you can find one shopping mall. Along the Via Emilia, up to the center, there are many restaurants (sushi, pizzerias and trattorias), as well as bars and pubs. In front of the apartment, there is a newsagent’s, a pizzeria, a bar and a bank. Public transportation: The bus lines 15, 19 and 27 stop just in front of the apartment and connect the area with the Historical Center (Piazza Maggiore) in about 10 minutes, stopping also very close to Sant'Orsola Hospital. Parking: The apartment is outside the restricted traffic area (ZTL). Free, public parking slot in a small square behind the property (Via Ponte Vecchio). Important: guests are required to pay a tourist tax that is not included in the price. € 4 to € 7 per person, per night. It is applied only to the first 5 nights.
