Luxury 2-room apartment in a landscape conservation area The apartment is located in a landscape protection area. Here you can go for a walk or jog in nature after work. The apartment has wall heating made of clay plaster with Capriccio decorative plaster. This always guarantees you a perfect living climate, both in summer and in winter. Your appartment is integrated into our house, but fully seperated by walls, and you have your own entry. There are hardly any berrieres, exept one single step. Entire apartment Fully furnished and ready to move in only with a suitcase. Bed linen, towels, cooking pots, plates, glasses, cutlery, dish-washer, a washing machine and a tumble dryer are provided. A large fitted kitchen with dining area and views of the garden. A large hallway with marble floors is used as a dressing room. The main living room also has a marble floor and large double patio doors. The bathroom has a walk-in rain shower. All windows have electric shutters. The appartment is equipped with a smart home system. Light, heating and shutters as well as the alarm system can be operated with a mobile phone or voice control. WiFi is included in the additional costs. If desired, a separate telephone line can also be switched on. In the living room and in the kitchen there is a satellite-TV connection. You will hardly find this extensive equipment, designed for maximum living comfort, in any other property. Bed We have a over-size bed 155x220 cm with a new very comfortable mattress. The mattress is specialy designed for people with mite allergy. Additional costs: The monthly cold-rent-price ist 840€ in the first 2 months. Additional costs are 118€ (insurance, water, waste, internet). The monthly rent will be reduced to 722€ from the third month of rentage. Electricity usage by the tenants (lightning, sockets, refrigerator, dish-washer, washing machine and tumble dryer) will be measured and therefore billed separately each month. The outer walls of the house were insulated. The heating water and service water (f.e. shower) are heated by a heat pump. Heating costs and hot water supply will be charged each month (distribution key). The heating costs are calculated monthly based on actual consumption. The range of all energy costs together, with fair usage of tenant is from 200 in very cold winter months and 120€ in the summer months (general electricity and heating). Hygiene All hygienically critical surfaces (mattresses, duvets, pillows, bedding, sofa covers, towels, etc.) are washed for you. We use a special allergo-wash programm, so everything is cleaned of dust mite allergens before moving in. The floors will be desinfected with hot steam. Therefore, our apartment is particularly suitable for allergy sufferers and customers with high standards of hygiene. Additional Information If you have individual needs, just contact us. For small kids we have every things you may need, as well. Baby bed, desinfection tools ect. The nearest bus stop is a 15-minute walk away. We recommend owning a car or renting a bicycle from us.
