2023 sees modest rent increases as supply grows marginally

  • The average rent for a room in the Netherlands is €551, 17.6% higher compared to 2021, but only 1.1% compared to 2022.
  • The supply of rooms, apartments and studios on Kamernet recorded a yearly increase of 4.3% in 2023, a sharp contrast to the 30.3% drop recorded in 2022.

Rotterdam, February 8th 2024 - According to the Kamernet Rent Report 2023, rents for rooms, apartments and studios in the Netherlands rose significantly less in 2023 compared to 2022, while the volume of supply registered a slight yearly increase. The report looks at trends in rent prices and supply developments in the Netherlands in 2023, compared to 2021 and 2022. Kamernet, Dutch rental platform part of HousingAnywhere, users are mostly students and young professionals looking for housing in the Netherlands. The report is based on an analysis of 157,062 properties located in Dutch cities, with a special focus on the 23 largest (student) cities.

Supply developments, and distribution of property provider types in the Netherlands

Between 2021 and 2022, Kamernet registered a sharp decrease of 30.3% in the supply of rooms, studios, and one and two bedroom(s) apartments. Between 2022 and 2023, however, supply registered a slight increase of 4.3%. The increase is most evident in rooms and one-bedroom apartments, and the largest share is in the "other" category (including properties for which the property provider did not specify the category).

The majority of living spaces on Kamernet are still offered by private landlords. There has been a significant decrease in the supply offered by real estate agents, and an increase of peer-to-peer advertised properties (commonly known as properties advertised by roommates) since 2021. While in 2021, the percentage of listings offered by real estate agents was 17.9%, in 2023 this percentage decreased to 9.6%. When it comes to peer-to-peer advertised properties, the percentage was 26.6% in 2021, and 31.8% in 2023. The percentage of furnished rentals increased last year, from 41% in 2021 to 49.2% in 2023.

Average rent prices for rooms

The average rent price for a room in the Netherlands in 2023 was €551 per month. This is an increase of over 17.6% compared to 2021, but an increase of only 1.1% when compared to 2022. When narrowing the analysis down to the 23 largest student cities in the Netherlands, the yearly increase in rent prices for rooms is significantly higher. Across the 23 cities, in 2023 room rent prices increased by 22.6% compared with 2021, and still 10.8% compared to 2022.

The highest increase in the average rent price for a room since 2021 was seen in Amsterdam, with an increase of 39.4% setting rents at €948. The Hague follows with a noteworthy difference of 31.8% and Breda with 29.5%.

Room rent prices per square meter

The average price per square meter for rooms in the Netherlands is €32, and the average square footage per room is 23.6m2. The top three most highly priced cities in the Netherlands for room rent prices per square meter are: Amsterdam with €54 per square meter, Haarlem with €45 per square meter, and Rotterdam with €37 per square meter. The cities of Wageningen, Enschede and Leeuwarden have the lowest prices, with a square meter price below €25.

About the Kamernet Rent Report 2023

The figures in this report are based on properties advertised for rent on Kamernet in 2021, 2022 and 2023. We evaluated a total of 157,062 properties. This total figure includes both properties listed on Kamernet for the first time, and properties republished in the same year. The reason for republishing a property may be that the property provider has not yet found a tenant, or that an advertiser has republished a property in the same year after the rental contract has expired and the tenant has left. The report covers rooms, studios and flats. This year, apartments are also analyzed based on their size: the report differentiates between one-bedroom apartments and apartments with two or more rooms. The state in which a property is rented out (furnished, unfurnished or bare), and the type of property (room, studio, flat) are analyzed as this greatly influences the average rent per square meter.

The report shows national and city-level figures, looking at the largest (student) cities in the Netherlands. The first part of the report encompasses all residential cities in the Netherlands where accommodation is offered for rent on Kamernet (nationwide). Subsequent chapters deal exclusively with the 23 largest (student) cities in the Netherlands.

The rent per square meter per month is equal to the monthly rent divided by the living area (in m2) of the accommodation in question.
