Includes: • Rental contract in Catalan (contractual language) The contract is drafted and signed exclusively in Catalan. Signing takes place with all tenants and guarentors at our office. • Communication in Catalan throughout the stay All administrative and contractual communications are conducted exclusively in Catalan. • Written inventory A descriptive inventory of the furniture and equipment in the property. • Security deposit in accordance with the law The deposit is returned within the legally established timeframe. Any deductions are justified with official invoices or receipts. No mediation service or detailed explanations are included. • Communication by email Assistance for non-urgent matters is provided exclusively by email, in Catalan. • Emergency assistance only Intervention is limited to urgent incidents affecting safety or habitability (e.g. serious water leaks, electrical hazards, fire risks). ⚠️ Utilities & Services (Tenant Responsibility) • Utilities in the tenant’s name Electricity, water, gas, and internet must be contracted and transferred into the tenant’s name from day one of the tenancy. All services must remain active at the end of the tenancy until they are officially transferred back. Failure to do so may result in administrative penalties or charges. • Internet installation To install internet, tenants will need to arrange access to the building’s rooftop infrastructure where applicable. Please note that the existing line is private and cannot be accessed, modified, or used under any circumstances. A new installation will therefore be required. • Bills and consumption Bills listed in the advertisement are estimates only. At the end of the tenancy, actual consumption will be calculated and any difference will be charged or refunded accordingly. ❗ Important Rental Conditions All tenants and guarentors must sign in person in the office.
