Minimum rental period 6 months, maximum until 17 September 2026. Service: Duvets and pillows are provided. Upon request, we can provide bed linens and organize a regular cleaning and laundry service for the bed linen (for an additional charge). The Apartment & Layout: The apartment has an effective floor area of approx. 1,496 sq ft (139 m2) and offers an ideal layout for both privacy and community living. The apartment is divided as follows: · Bedroom 1 (approx. 125 sq ft / 11.6 m2): An ideal single room, equipped with a single bed (approx. 35 x 75 inches / 90 x 190 cm), desk with chair, dresser, and a clothes rack. · Bedroom 2 (approx. 125 sq ft / 11.6 m2): Comfortably furnished with a queen-size bed (approx. 55 x 79 inches / 140 x 200 cm), a spacious wardrobe (approx. 39 x 87 x 24 inches / 100 x 220 x 60 cm), and a private workspace with a small desk and chair. · Bedroom 3 (approx. 206 sq ft / 19.1 m2): The largest bedroom features a large double bed (approx. 79 x 79 inches / 200 x 200 cm), which can be flexibly separated into two single beds (approx. 39 x 79 inches / 100 x 200 cm each) if needed. A large wardrobe (approx. 79 x 87 x 24 inches / 200 x 220 x 60 cm) offers plenty of storage space. · Living Room (approx. 320 sq ft / 29.7 m2): A spacious common area with a leather sofa, leather armchair, and an additional sofa bed (sleeping area approx. 63 x 79 inches / 160 x 200 cm). The dining table is extendable and seats 5-8 people – perfect for shared meals or meetings. With a 55-inch smart TV. · Kitchen (approx. 87 sq ft / 8.1 m2): Fully equipped including dishes, pots, and cutlery. All necessary appliances are present: fridge, freezer, dishwasher, as well as a washing machine and dryer. · Bathroom / WC (approx. 55 sq ft / 5.1 m2): Bathroom with a bathtub (including shower screen), toilet, and a vanity mirror cabinet. · Shower / WC (approx. 44 sq ft / 4.1 m2): A second, separate bathroom with a shower, toilet, and mirror cabinet ensures a smooth routine in the morning. · Hallway (approx. 151 sq ft / 14 m2): Entrance area with a coat rack and a storage cupboard containing cleaning supplies, an iron, and an ironing board. · Balcony (approx. 383 sq ft / 35.6 m2): A highlight of the apartment is the massive balcony, equipped with 2 terrace tables, 8 chairs, and binoculars. Tenant Requirements: We are looking for reliable tenants who appreciate high-quality furnishings. Registration (Wohnungsgeberbestätigung): We can issue the "Wohnungsgeberbestätigung" (landlord confirmation certificate). You will need this document to officially register your residence (Anmeldung) at the local citizens' office/town hall, which is a mandatory requirement for anyone moving to Germany.
