----- ENGLISH ------ The Two-bedroom apartment is ideally divided by a corridor and, perpendicularly you can distinguish the living area and the sleeping area. The first consists of a bathroom with shower and toilet, adjacent to the kitchen equipped with one of the two dining tables. On the opposite side of the house there is a large living room with sofa, TV cabinet and dining table. Continuing, we enter the sleeping area where we have on the right the master bedroom and in front of the second bedroom, consisting of two single beds joined in a double. At the end of the corridor there is a practical storage room. HOUSE RULES Our prices include Residence Service with assistance and include: VAT10%, utilities (electricity and gas up to a maximum daily amount), check-in assisted by (hidden) Staff, internet Wi-fi. You do not have to pay condominium fees or agency fees. SANITIZED APARTMENTS. We use professional products and procedures to sanitize our apartments. Professional sanitation certificate. Tax excluded from the price: For stays of 30 nights or longer, during the check-in, a short term tenancy agreement will be stipulated. In order to properly register the contract, the payment of a stamp duty (equal to 32€) and a registration tax (equal to 2% of the rent with a minimum of 67€) will be needed - only half of this amount will be paid by the guest. There are exemptions in case of application of the tax withholding (cedolare secca) fiscal regime. During the check-in you must show the Italian Tax Identification Number, in addition to your Passport and Identity Card. If you don't have it, you can ask for it at the nearest Italian Revenue Agency or your diplomatic offices in Italy (more information: (hidden)). Security deposit We remind you that on arrival day will be required a security deposit, must be done with credit card, which will be refunded within 72 working hours from day of departure. Check-in time The standard check-in is between 3 p.m. to 9 p.m. Late check-in from 9 p.m. to 12 a.m. - 30€. Final Cleaning Service You may have to pay a fine starting from €30 if you do not follow these rules: leave the apartment (i.e. floor, furniture, etc.) in good conditions; leave the kitchen clean (hob with no meal leftovers and/or dishes and tableware to wash); dispose of trash properly. Utilities The utilities are included up to a maximum daily amount in order to respect the environment. Rules Smoke is forbidden even with open windows. Electronic cigarettes are not allowed as well. Any kind of drug is forbidden. It is forbidden to host during the night people who haven’t checked in. It is forbidden to make noise from 10 p.m. to 8 a.m. CIR: 015146-CIM-00587. CIR number is a code that certifies the security and regularity of this tourist accommodation at the Municipality of Milan, Region of Lombardy and the Italian Government. This guarantees you a high standard of accommodation facilities and compliance with the necessary requirements required by Italian law. ----- ITALIANO ------ Il trilocale è idealmente diviso da un corridoio e, perpendicolarmente si possono distinguere la zona giorno e la zona notte. La prima si compone di un bagno completo di doccia e sanitari, adiacente alla cucina abitabile dotata di uno dei due tavoli da pranzo. Sul versante opposto dell'abitazione troviamo un ampio living dotato di divano, mobile TV e tavolo da pranzo. Proseguendo, entriamo nella zona notte dove abbiamo a destra la camera padronale e di fronte la seconda camera, composta da due letti singoli unibili in un matrimoniale. In fondo al corridoio c'è poi un pratico ripostiglio.
