Ottavia Terrace is a 60 square meter apartment located on the first floor of an elegant classic building. The spaces, well distributed and bright, have been designed to guarantee comfort and convenience to those who stay there. The structure comfortably accommodates up to 4 people, making it perfect for couples, small families or friends traveling to the Capital. The apartment has a bedroom with a double bed, tastefully furnished and equipped with all the necessary elements to ensure maximum relaxation. The spacious and welcoming living room is furnished with a comfortable double sofa bed that can accommodate two additional people, creating a versatile and functional environment. The fully equipped kitchen includes an oven, dishwasher and fridge with freezer, ideal for preparing home-cooked meals during your stay. The bathroom, modern and well finished, completes the interior equipment of the apartment. The real strength of the property is the delightful terrace, a private outdoor space where you can spend moments of relaxation in the open air and enjoy a dedicated dining area. Comfort is guaranteed by the presence of air conditioning for the warmer months, fast Wi-Fi connection to always stay connected and a washing machine for autonomous laundry management. The apartment is strictly non-smoking, ensuring a healthy and clean environment for all guests. RENTAL CONDITION: Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement; Internet, wi-fi, water, building expenses and contract registration costs are included in the rental price; Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date; We apply a daily contract on 30 days: we calculate the rent in proportion to the number of days of your stay: e.g. December is calculated on 31 days, February on 28 etc etc...; RENTAL AGREEMENT: As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one-week prior check-in. If you can't get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment. PAYMENTS: In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date: - the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date; - one-time initial and final cleaning fee (starting from €175) depending on the size of the flat. - for all apartments located in Rome, the cost of the city tax is required at check-in.
