In Tiburtina area, 10/15 minutes from TIBURTINA TRAIN STATION, SAPIENZA UNIVERSITY, LUISS UNIVERSITY, ELIS SCHOOL. INTRODUCING YOURSELF: When you make a reservation please send a detailed message with your nationality, your age, if you are a male or female, if you are a student or a worker (Erasmus/foreigner/ or italian), your occupation full time/part time. IMPORTANT INFORMATIONS: My large apartment is for NO SMOKERS ONLY. There is NO wifi at home, everyone uses the hotspot of his mobile phone. I live in the apartment with my little son FEMALE ARE PREFERRED, SINCE I LIVE WITH A LITTLE SON that is 5 years old. If you don't like kids please do not book the room. THE APARTMENT: It is a very bright apartment, full of light at 7th floor of a building with a stunning view all over the city of Rome and a beautiful sunset. There is a guardian 9.00-16.00 at the entrance of the building. The apartment has 3 rooms, 2 bathrooms, a big living room, big kitchen and 2 balconies. THE ROOM - n.4: SHORT PERIODS ONLY - MAX 2 weeks This is a big living room with regular doors that can be adapted as a private room in case of necessity of a short term accommodation. It is equipped with a queen size sofa bed that can accommodate one person and a big table. There is also a balcony with THE BEST STUNNING VIEW ALL OVER ROME, NO TV in the room. You can watch the TV in the kitchen. You can have access to bathroom, kitchen, and balconies. You are incharge to keep clean your own room and your bathroom that you will share with the other room n.1 (other student/worker). You need to bring or buy your own towels, bed linen and blanket (I can provide them at a cost of 30 euros). PAYMENT: Rent has to be paid at the BEGINNING OF EACH MONTH. Delay in payment are not ALLOWED, BE PUNCTUAL, please. ALL PAYMENTS can be done with cash, or paypal. NOTE: Please READ CAREFULLY THE EXTRA COSTS other than the rent, that include: electricity, water, gas, heating, condominium, garbage tax, guardian service (150 euros all togheter). These extra costs for expenses/utilities are NOT INCLUDED in the monthly rent of 550 and have to be paid on top of the rent each month. The UTILITIES count is made on an normal "average" of consume, if the consume exceed the normal average (especially with eathing system in your room) then you will have to cover the difference, In particular the electricity cost is an estimation for a "normal" average consumption, if the electricity bills will exceed the normal consumption, the exceeding cost will be deductged from the final deposit (for example if people leave the lights on in the corridor, rooms, kitchen even if they are not there.....if they make an "extra" usage of the laundry machine in electricity peak hours without using it after 20:00 hrs, if they use an extra heating or fan on for 24 hours, without a previous agreement with the tenant, etc). So be mindful. CLEANING: For the house cleaning ( OF COMMON ZONES) is coming a cleaning lady once a week that will be payed directly when she comes (price is shared between the guests of the apartment). The ceaning lady cost 10 euros x hour, usually comes once a week. In case she cannot come, then guests are incharged to clean the house and "keep it clean" (this is not an hotel with cleaning included, so please help yourself with it) You are incharge to keep always clean: - your own room - your bathroom (shared with the guests of the other rooms) - the shared kitchen (plates/pots/cooking fires/table/sink/fridge etc) after used them. Also you have to leave them DEEP CLEANED at the end of your stay. Additional cost at check out (mandatory): 100 euros for deep cleaning/sanification/goods usage/general consumpion. Upon request, if you want to travel with light luggages there are these optional services: towels and sheets for 30 euros. Otherwise you are incharge to bring your own: -towels - bed linen - materass cover - pillow case - blanket (in winter time) In case you want to buy them in Rome there is an economic shop near the house that sells them. NOTE: Deposit of 500 euros for one month stay, and 1000 euros for more than one month stay MUST be paid in advance in order to book the room. Deposit is NOT MEANT to be used to deduct the last 2 months of rent! Long term booking are preferred above short term requests. ALL damages that will result at the end of your staying will be counted in euros and deducted from the deposit. Who does not pay the utilities or cleaning, they will be deducted from deposit. HOSTING SOMEONE: If you want to host an extra guest (relatives, brother/sisters/friends) ask in advance for the permission and your hosts will have to pay 35 euros per day for the lenght of their stay, as written in the description. TRANSPORTATION: Bus stop in front of the house! Bus 448 leading directly to Sapienza University (piazzale del Verano) in 10-15 minutes. Bus 309 to Tiburtina station, Piazza Bologna area, metro line B "Tiburtina station" also in 10 minutes. Bus 544 to Luiss University and to metro line B "Monti Tiburtini". Bus 61 on the back of the building go to the center of Rome (piazza Barberini, via del Corso, piazza del Popolo). Night bus get you back not too far from the apartment (stop in Tiburtina street). The surrounding area is full of services: shops, supermarkets, restaurants, bars, pharmacies, post office, tobacconists, etc., etc. HOUSING ANYWERE: Other things to keep in mind Please be aware that HousingAnywhere is an online booking platform.
