My wife and I lived abroad for years, and that experience inspired us to create these flats for international students in Budapest. We've been hosting for 4 years and have welcomed tenants from all over the world. We handle everything personally: bookings, maintenance, questions about Budapest. We speak English and French, respond within a few hours, and you'll always deal directly with us -- no agencies, no middlemen. YOUR FLATMATES Your flatmates are international students, just like you. We keep the flats quiet, clean, and respectful so everyone can study, recharge and feel at home. RENT & BILLS - Monthly rent: as listed - Utilities (electricity, gas, water, internet, building charges): billed monthly based on actual usage, split equally among tenants -- typically around 40-80€/person depending on the season - And that's it, there are no other hidden costs! DEPOSIT & CONTRACT - Deposit: 1 month's rent (2 months for stays longer than 3 months) - You sign a rental agreement in English, directly with us - Deposit returned to you after move-out, minus any damages MOVE-IN: HOW IT WORKS 1. Book through the platform -- we confirm within 24 hours 2. We agree on your move-in date and time 3. We meet you at the flat, hand you the keys, walk you through everything, and we sign the contract 4. You get a house guide: Wi-Fi, garbage schedule, emergency contacts, and local tips HOUSE RULES Simple rules so everyone enjoys the flat: - Quiet hours: 10 PM - 8 AM (residential building) - No smoking inside (outside/balcony is fine) - Clean up after yourself in kitchen and bathroom - Occasional overnight guests need to be confirmed with us prior - No parties in the flat - Trash duty on a rotation (schedule on the fridge) Questions?
