My partner and I offer our beautiful bright penthouse apartment for sublease from January until end of March 2026. We're flexible with regard to the exact move-in and move-out date. But would prefer to rent it for min 3 months, max 4 months The apartment has 130 m2, which includes a very large living room with a connection to an open kitchen-living room. (A built-in partition allows separation if desired). A new built bunk bed in the living room for guests and visits to stay over. And to have a cosy work area plus a piano underneath. A large bathroom with a bathtub, and a small guest bathroom. An open kitchen with views and access to the balcony overlooks the very quiet backyard and thus allows for plenty of peace and quiet. The balcony is south/east, so you can enjoy the sun from morning to afternoon. Furthermore, a separate and also large bedroom, which has a small storage room, and is divided into two areas: bed as well as a work area (desk with a view to the backyard). In the back of the bedroom, a door leads to the open closet. The building has an elevator, a backyard for bicycles as well as the possibility to store something in the basement. We rent the apartment as it can be seen in the pictures, with all the furniture +. equipment, which justifies the deposit. Best for a single person, couple or family. Its not suitable as shared flat as there is only one room, the bedroom, that you are able to close. The apartment is located in the quiet area of Berlin Friedrichshain, north of Frankfurter Allee and in what is supposed to be the most beautiful street in Friedrichshain. It is very quiet, has plenty of parking in front of the door, a park insight and is generally very green/much planted. Public transport can be reached by U5 in 5min and the Ringbahn can be reached in 10min. Shopping can be found in 2min (REWE) in 5min (LIDL) and everything else in just 10min reach. You can get from here by bike quickly to Alexanderplatz, as well as Kreuzberg, while the lively area of Friedrichshain is only a few minutes walk away, south of Frankfurter Allee. It is quite important for us that the person takes care of our plants in the apartment, and in the best case has a "green thumb", so that we find them in the same condition when we return. A sublease agreement is drawn up and we're going to ask for the deposit in advance, which is especially due to the music equipment. We will pay it back a few days after our return, provided that we find the apartment as we left it. Certain cleanliness would be desirable. Parties are not allowed and are not wanted by the neighbour's (with children). Regarding the move-in date, we are relatively flexible and could also agree on a few days before, if desired. A viewing in advance is possible in person as well as online. Due to the increased heating costs, we expect normal heating consumption. Therefore, photos of the radiators will be taken before and after moving in....
