Ich vermiete ein geräumiges, helles 1,5-Zimmer-Apartment mit Vorraum und eigenem Vollbad im 1. Stock eines sehr ruhig und verkehrsgünstig gelegenen Einfamilienhauses. Der Hauseingang und das Treppenhaus sind gemeinsam, es gibt für das Apartment keinen abschließbaren separaten Eingang. Neben den zu vermietenden Räumen gibt es noch mein Arbeitszimmer und ein weiteres Zimmer auf der Etage. Beide werden aber so gut wie nicht mehr genutzt. Ich selbst halte mich vorwiegend im Erdgeschoss auf, so dass das Apartment so gut wie für sich alleine steht. Das Zimmer ist möbliert (Bett 120x200 cm, Bücherregal, Recamière, Tisch, zwei Stühle, geräumiges Sideboard, Lampen). Zur Aufbewahrung von Wertsachen steht ein Safe zur Verfügung. Das geräumige Bad verfügt über Badewanne, separate Dusche und WC. Das Wohn-/Schlafzimmer ist nach Süden und Westen zum Garten hin gelegen und sehr hell. Eine Wand hat eine Dachschräge. Das Fenster zum Garten hin ist mit einem Rollladen abzudunkeln, das Dachschrägenfenster ist nicht verdunkelbar. Bitte beachten: Das Apartment hat keine Küche. Kaffeemaschine, Heißwasserbereiter und Kühlschrank sind jedoch vorhanden. Gebrauchtes Geschirr kann in meiner Spülmaschine gereinigt werden. Im Vorraum stehen ein Kleiderschrank und eine Kommode mit 10 Schubladen zur Verfügung. Das Haus liegt in einer ruhigen Seitenstraße der B75 (Ausfallstraße Richtung Lübeck) und verfügt über eine exzellente Verkehrsanbindung: Zum Autobahnkreuz Hamburg-Ost sind es nur wenige Minuten, so dass sowohl eine gute Anbindung in Richtung Ostsee (A1 Richtung Lübeck) als auch in Richtung Süden (A7 Richtung Hannover) oder Osten (A24 Richtung Berlin) sowie nach Geesthacht/Lauenburg und Lüneburg besteht. In die Innenstadt braucht man mit dem Auto ca. 20-30 Minuten, je nach Verkehrslage. Die Hamburger Innenstadt ist auch mit öffentlichen Verkehrsmitteln sehr gut erreichbar: Die nächste Bushaltestelle ist ca. 100 m entfernt (2 Minuten zu Fuß), die Station Tonndorf der Regionalbahn (R81) nach Ahrensburg/Bargteheide/Bad Oldesloe bzw. Richtung Hauptbahnhof ist zu Fuß innerhalb von 10 Minuten zu erreichen, mit dem Bus innerhalb von 3 Minuten (keine weitere Haltestelle). Die Regionalbahn fährt innerhalb von 13-15 Minuten zum Hauptbahnhof (1 Zwischenhalt in Hasselbrook). Mit dem Bus (Linie 27 Richtung Wellingsbüttel/Poppenbüttel) sind es ca. 5 Minuten bis zur U-Bahn-Haltestelle Farmsen (U1). Wer die Innenstadt mit dem Fahrrad erreichen will, kann eine sehr schöne, nahezu autofreie Route entlang der Wandse durch viele Grünanlagen und Parks wählen. Zum Flughafen braucht man mit öffentlichen Verkehrsmitteln 35-40 Minuten, ebenso mit dem Auto. Ein kostenloser Parkplatz direkt vor dem Haus ist vorhanden. Einkaufsmöglichkeiten bestehen in der Umgebung des Bahnhofes Tonndorf sowie an der U-Bahn-Haltestelle Farmsen. Dort gibt es auch einen Waschsalon. Ich wünsche mir eine/n ruhige/n, berufstätige/n Mieter/in, gerne auch Pendler. Eigene Haustiere sind nicht erlaubt. Vermietet wird ausschließlich an Nichtraucher (auch kein Rauchen außerhalb des Hauses). Die oben zusätzlich zur Reinigung als "andere" ausgewiesenen Kosten betreffen die Reinigung von Bettdecke, Matratzenauflage, Kissen und Tagesdecke und werden bei besonders starker Verschmutzung fällig.
