1. Co-living offer: Kabelwerk Lofts, Vienna Co-living opportunity for a sporty male student in a 100 m2 loft apartment in Kabelwerk Lofts, Am Kabelwerk, Vienna, just 2 minutes’ walk from the U6 subway line (Tscherttegasse station) and about 15 minutes to the city center or the University of Vienna. The flat is a renovated industrial loft in low-energy passive house standard, fully furnished in a modern style. The apartment has 4 residents in total: the main tenant and 3 students. The bedroom (about 20 m2) contains two double beds, each used by one person and separated by a flexible partition. The large living space (about 39 m2) functions as living room and kitchen area and offers one double bed (for one person) and one single bed. There are two storage shelves: one in the apartment’s storage room and another in a separate storage room across the corridor. The building and surrounding area offer excellent sports and leisure facilities: shared use of sauna, fitness room, and a 20 m outdoor summer pool on a 400 m2 roof terrace on the 7th floor with a sunbathing lawn on the 8th floor. Nearby there are a bicycle garage in the building, a car garage 1 minute away, a basketball court, a soccer field, three parks, and jogging routes at Wienerberg and Schönbrunn within about 5–10 minutes walking distance. The ideal flatmate is a young, socially competent male student (18–24), non-smoker, who drinks almost no alcohol, does not use any drugs, follows a largely healthy diet, and eats no meat. Meat in any form is strictly prohibited in the apartment: it must not be stored, cooked, or consumed on the premises. There is no television and there will not be one; the preferred sleeping time is roughly between 23:00 and 07:00. The monthly contribution is 420 € including rent, internet, energy, water, and professional cleaning service. A key deposit of 80 € is required; there are no transfer fees, and the rental term is by agreement. Before moving in, it is mandatory to go through the student community support home guidelines together with the landlord on site; please plan about one hour directly after arrival and note that this meeting is “quality time” without mobile phone use. 2. Student Community Support Home Guidelines These guidelines are a binding part of the accommodation agreement. They are written to keep the apartment calm, clean, and respectful, so that everyone can study, work, and sleep well. 2.1 Quiet hours and sleep Night-time quiet hours are from 22:00 to 06:00. During this time, please avoid noise, loud activities, cooking, and bright light in common areas. The day–night rhythm in the apartment is: sleep at night, be active during the day. Persistent noise of any kind can lead to immediate written termination of the rental agreement. Snoring that disturbs others is not compatible with this community; if you snore, please do not apply. After any confirmed disturbance caused by snoring, the agreement may be cancelled immediately. Please send a clear statement in your application about whether or not you snore. 2.2 Use of furniture and equipment All items, furniture, pictures and equipment must stay in their place and may not be rearranged or removed without explicit consent. The apartment is fully equipped; do not bring your own large furniture or duplicate kitchen equipment, as there is no storage space for it. 2.3 Noise, calls and media use For phone calls, video calls, online seminars, music, videos or movies, always use a headset and keep your voice low. Respect that other residents may be studying or sleeping; media should never be audible outside your sleeping area. 2.4 Personal organization and order Keep all your belongings tidy and well organized in all areas you use. Locker room and shelves: store your things in an orderly way; fold your clothes neatly and stack them properly on your shelf. Keep your desk clean and use your shelf for books and documents; arrange power and charging cables neatly and safely. 2.5 Cleaning service and your responsibilities Professional cleaning takes place every Saturday from 09:00 to 13:00; please get up by around 08:00 so that all rooms are accessible. You must keep the apartment basically clean and ready; the cleaning service is not a replacement for daily order and basic hygiene. 2.6 Beds and rooms Make your bed immediately after waking up, similar to the standard of a hotel room. Keep your sleeping area visually clean and calm to support a relaxed atmosphere for everyone. 2.7 Energy and water saving Water is expensive in Vienna; please use it carefully when showering, brushing teeth, washing dishes and washing clothes. In winter, keep windows closed; for airing, open them fully only for about 5 minutes in the morning and 5 minutes in the evening, while the heating stays on. Long airing wastes energy and increases costs. 2.8 Kitchen rules and strict vegetarian policy The kitchen must be kept perfectly organized and clean at all times. Meat in any form is strictly forbidden in the apartment and in all shared equipment: it may not be stored, cooked, or consumed. After cooking, sweep or wipe the kitchen floor if needed. Immediately wash dishes by hand, dry them well and put them back in their place. You will receive instructions on how to clean the ceramic glass hob and cooking plates correctly. Use the towel provided only for drying dishes and the separate cloth for wiping surfaces. Store your food and personal dishes on your assigned shelf. The dishwasher is operated exclusively by the landlord to ensure proper use and insurance coverage in case of damage. Cooking is not allowed between 22:00 and 07:00. Always use the extractor fan while cooking and switch it off afterwards. Use only small amounts of oil; oil vapour damages walls and furniture. Use a lid or splash guard to avoid oil splashes. 2.9 Fridge and food storage Keep the fridge very clean; store all food only in closed containers to avoid humidity and unpleasant smells. Regularly check expiry dates and dispose of spoiled food. As already mentioned, meat is absolutely forbidden in the apartment and therefore also in the fridge. 2.10 Laundry and clothing You can wash your clothes in the shared laundry area in the entrance hall of the building. Please bring your own washing powder, tabs and fabric softener. The washing machines and dryers work with card payment or with a token that you can load with your bank card. Store used clothes in a basket in the entrance hall or in your own basket in the storage room. 2.11 Bathroom use After showering, the bathroom must be wiped dry to avoid humidity and mould; two towels (one red, one black) are provided for this. Light green towels are used to cover and protect the floor while showering. Keep shower gel and other personal items on the shelf to the left of the washbasin. Use the bathroom as briefly as reasonably possible so that others can use it when needed. Switch off the ventilation after use; full hot baths are not allowed. 2.12 Toilet rules Use the flush carefully; the mechanism is delicate. Press gently to avoid damage. If you use the toilet shower, make sure the bathroom stays completely dry afterwards. Wipe off any water with toilet paper if necessary. Always close the water pipe of the toilet shower completely (100%) after use to prevent flooding and expensive damage. Use perfume spray afterwards and clean the toilet bowl with gel and brush if needed. For urinating, always sit down; standing is not allowed, to keep the toilet clean. Use the toilet as briefly as reasonably possible and switch off ventilation after use. 2.13 Electricity and devices Switch on lights only in rooms you are currently using and switch off all unnecessary lights, as electricity is expensive and bulb changes are difficult due to high ceilings. Switch off your laptop or computer when not in use; avoid leaving devices on standby for long periods. 2.14 Keys and deposits A key will be handed over only after the guidelines have been discussed successfully and in detail. You must keep the key with the rope attached; this allows easy identification and makes it easier for you to find it. In case of loss or damage, the replacement key costs 80 € and takes about 4 weeks; therefore, an 80 € key deposit is charged and refunded when you move out and return the key. 2.15 Damage and liability If you damage anything in the apartment (furniture, equipment, structure), you are required to pay for repair or replacement. Please report any damage immediately so that it can be handled quickly and professionally. 2.16 Shoes and clothing storage Keep your shoes in the shelf in the entrance hall. Take your socks and other clothing items to your shelf in the locker room; do not leave clothes on the floor or in common areas. 2.17 Waste separation and recycling There are two bins in the apartment (silver and red) for residual waste only – everything that is not paper, glass, metal or clothing. Paper: use the special basket in the locker room; it will later be emptied into the red container in the basement waste room. Glass: use the special basket in the locker room; it will be taken to the yellow container in the basement waste room. Metal: use the special basket in the locker room; it goes to the metal container near the soccer field in Oswaldgasse (note there are separate containers for white and coloured glass). Clothing: there is a clothing donation box near the soccer field in Oswaldgasse. The landlord will empty the waste baskets and take them to the appropriate containers. 2.18 Registration and move-out After moving in, you must register your new main residence at the district municipal office of 1120 Vienna. Please coordinate your move-out date with the landlord; within 3 days after moving out, you must register your new address or deregister from the Kabelwerk apartment. You are responsible for organizing a new place to live in good time before your contract ends. 2.19 Feedback system The landlord will give feedback about how well you follow the guidelines using a “green card – yellow card – red card” system. Repeated or serious violations can lead to a red card and termination of the accommodation agreement. 2.20 Computer games Playing computer games on laptops or mobile phones inside the apartment is strictly forbidden. If you want to play, you must find another location outside the apartment. Games involving violence, war, weapons or similar content are particularly prohibited. Any violation of this rule will result in immediate termination of the rental agreement without notice. 2.21 Secular and non-religious environment The Austrian–Ethiopian Society is a secular association; religious practices and topics, such as Ramadan, are not part of the life in this apartment. If religious issues are repeatedly brought into the accommodation context, the accommodation agreement will be terminated with immediate effect...
