(Description in English and in German available/Beschreibung auf Englisch und auf Deutsch verfügbar) English: I am renting my apartment in Floridsdorf (21. district) in Vienna for a year (maximum). It has 78 sqm and three rooms. It is 10-15 walking minutes away from the subway and train station “Wien Floridsdorf” (U6/S-Bahn) and around three walking minutes away from the tram lines 25, 26 and 27 and bus line 33A. From subway station “Wien Floridsdorf” you can reach the centre of Vienna in around 15 minutes. There are grocery shops (Billa, Spar and Penny Markt), a pharmacy and a drugstore (Bipa) close by. The apartment is five walking minutes away from the Old Danube (for people from outside of Vienna: The Old Danube or in German “Alte Donau” is a former arm of the Danube and now a lake in Vienna, where lots of people go swimming/do water sports/go out with the boat in summer). The apartment was newly built in 2021 and is located on the fourth floor/first attic in a small building. The building has altogether 12 apartments and five floors. There is a small garden in the inner courtyard, which can be shared used. The building is located on a dead-end street, so you don’t hear any cars passing by. The bedroom faces the inner courtyard of the building, so you don’t hear anything except maybe the birds in the morning :). It’s altogether a very green and peaceful area. The apartment is modernly equipped (under-floor heating, air conditioning, mosquito/fly screen on the balcony door and on some windows). The apartment has a balcony (around 9 sqm), which goes out in the calm, spacious green inner courtyard. The apartment is fully furnished (as you can see on the pictures). The kitchen is fully equipped (plates, pots, pans etc). There is a fridge with a freezer, a stove, oven, dishwasher, microwave, water boiler, toaster and a Nespresso coffee machine. In the bedroom is a king-size bed with pillows and blankets. There are extra sheets and towels in the cupboard. In the bathroom is a washing machine (from the brand Miele). There is a clothing horse to hang up your laundry, an iron and an ironing board. There is a height-adjustable desk in the study, which is great for doing Home-Office. There is lots of storage room in the apartment (two large closets for clothets etc. and a couple of chests of drawers). About the area: The apartment is a great mix between city and nature. The closeness to the Old Danube gives the area kind of a holiday feeling. It’s a very green area for Vienna and a great place to go for a walk or to do sports. There are the “Donaupark” and the “Donauinsel” close by, where people enjoy all kinds of outdoor activities. There is a big shopping center (Donauzentrum) close by. There are a couple of gyms in the area, an indoor pool and a big climbing hall. The UNO-City (VIC) and other business centres are close by (e.g. PWC, Pfizer). Deutsch: Ich vermiete meine charmante 3-Zimmer-Dachgeschoßwohnung in Floridsdorf (21. Bezirk) befristet für max. 1 Jahr. Sie ist 78m2 groß und hat einen ca. 9m2 großen Balkon. Die Wohnung wurde 2021 komplett neu errichtet und befindet sich im vierten Stock/1. Dachgeschoß eines kleinen, stilvollen im Jahr 2021 revitalisierten Zinshauses. Die Wohnung liegt ca. 10-15 Gehminuten von der U-Bahn und S-Bahnstation „Wien Floridsdorf“ entfernt. Von dort erreicht man die Wiener Innenstadt in ungefähr 15 Minuten. Die Straßenbahnlinien 25, 26 und 27 sowie die Buslinie 33A sind ca. 3 Gehminuten entfernt. Die Alte Donau befindet sich 5 Minuten fußläufig. Geschäfte des täglichen Bedarfs wie Billa, Pennymarkt, Spar, Bipa und eine Apotheke gibt es in unmittelbarer Nähe. Im Haus befinden sich insgesamt 12 Wohnungen und ein kleiner Garten im Innenhof, der gemeinschaftlich genutzt wird. Das Haus liegt in einer sehr ruhigen und grünen Gegend. Die eine Seite der Wohnung ist in Richtung einer Sackgasse ausgerichtet; die andere Seite der Wohnung (ua auch das Schlafzimmer) geht in den Innenhof hinaus. Die Wohnung ist modernst ausgestattet (Fußbodenheizung, Klimaanlage, Fliegengitter an der Balkontür sowie bei manchen Fenstern, Sonnenschutz bei den Dachschrägfenstern, Jalousien im Wohnzimmer sowie Verdunklungsrollos bei den Dachschrägfenstern im Schlafzimmer und im Arbeitszimmer). Die Wohnung ist komplett möbliert (siehe Fotos) und die Küche vollständig ausgestattet (mit Pfannen, Töpfen, Geschirr, Gläsern etc.). Es gibt einen Kühlschrank mit Gefrierfach, Herd, Ofen, Mikrowelle, Geschirrspüler, Toaster, Nespresso-Kaffeemaschine und einen Wasserkocher. Im Badezimmer befindet sich eine Miele-Waschmaschine. Ein Wäscheständer, ein Bügelbrett sowie ein Bügeleisen sind vorhanden, Das Bett im Schlafzimmer ist 180x200cm groß. Es gibt Decken sowie Kissen mit Bezügen. Im Schrank befinden sich noch extra Decken sowie Leintücher, Bettwäsche und Handtücher. Es besteht ausreichend Stauraum in der Wohnung (zwei große Kleiderkästen und mehrere Kommoden). Zur Gegend: Die unmittelbare Nähe zur Alten Donau verleiht der Gegend ein bisschen ein „Urlaubsfeeling“. Es ist sehr ruhig und grün für Wien und eine tolle Gegend um spazieren zu gehen oder sich im Sommer sportlich zu betätigen. Auch die sonstige Infrastruktur ist sehr gut: Das Donauzentrum ist unmittelbarer Nähe, auch Danaupark und Donauinsel sind nicht weit....
