Eligibility. This Landlord only accepts booking requests from students aged 18 to 29. Full-month billing. Rent is charged on a full-month basis. Regardless of the actual check-in or check-out date within a month, the entire month’s rent is due. Accepted rental periods. First Semester — starting in August or September, ending in January or February. Second Semester — starting in February or March, ending in July. Contracts ending in June are accepted with a surcharge of 15% on the base monthly rent. Annual — starting in August or September, ending in July or August. Contracts ending in June are accepted with a surcharge of 8% on the base monthly rent. Administrative fee. A one-time fee of €450 is due at check-in for all rental periods and covers contract registration taxes, insurance and final cleaning. Payment schedule. The total rent (excluding the admin fee) is divided into equal installments, due at check-in and on each of the following dates that falls within the rental period: November 5, February 5, April 5. The admin fee is added to the check-in installment. In practice this means: semester contracts are paid in 2 installments (50% + 50%), annual contracts in 4 installments (25% × 4). No deposit required. This prepayment structure replaces a traditional security deposit. Early departure does not entitle the tenant to any refund or reduction of the agreed rent. Overnight guests. Each tenant is allowed one overnight guest for a maximum of 4 nights per month. Tenants sharing the same apartment must coordinate with each other to avoid overlapping guest stays and prevent overcrowding.
