In the very central Jean Médecin district, at the foot of Cimiez hills and its museums, 3 minutes' walk from Nice Etoile, the tramway line, in a quiet but active gentrified street (restaurants / shops / supermarkets / cafés). It is a clean and well-maintained area, safe for young ladies at any time in the day or night. The quiet and shady apartment is located on an elevated ground floor (entresol), in a typical Nice bourgeois house (in good condition). There is no panoramic view, therefore no vis-à-vis neighbours to worry about. The district is also close (5 -12 minutes walk) to ESSEC, IPAG and the university, the Nice train station and new several development areas, transformed into places of culture and entertainment. It's close to a big Sunday market and plenty of budget supermarkets. This is a very quiet and comfortable apartment, on a secure locked courtyard (room for 2 bicycles), with air conditioning and heating, furnished and renovated with a well-equipped kitchen, large screen TV and high speed wifi. The paint & the shower booth were redesigned in 2024. Tenants have NOTHING to pay in addition to the monthly rent, except for compulsory home insurance (around 140€ /year) and the required Studapart fees / guarantee. Monthly or weekly cleaning service for the apartment can be provided at a low rate of 90€. Reasonable use of every utility and all normal living costs are included: service charges, local tax, heating / air conditioning, hot /cold water, electricity, wifi / internet, television, cleaning of the lobby.... The space is composed of an entrance, two bedrooms (double beds) with windows overlooking the courtyard (no view from neighbours), a large living / dining room, a mezzanine (an extra guest double bed), a kitchen, a bathroom (shower) and a separate toilet. The kitchen has three hotplates / oven / extractor, a large fridge / freezer, a microwave, a Nespresso coffee machine, a washing machine and a dishwasher. The house has well-provided standard cutlery, table services and kitchen utensils, as well as bath towels / bath mats and bedding for the beds in the bedrooms and the mezzanine. The living room has a large leather sofa (occasional sleepover possible), coffee tables etc... Under the 12m2 mezzanine, accessible by a steep staircase, a dining room seats 6 to 8 people, with chairs and a wooden chest of drawers / sideboard for the plates, glasses, cutlery etc... The two bedrooms (about 12m2 each) are furnished simply, very quiet and fresh (even on hot days), located side by side, but without direct passage, and independently overlook the rear of the living room. Bedding and mattresses are new and good quality. The sanitary facilities (WC is separate from bathroom) are silent and in good condition, with forced ventilation, and lead into the kitchen, not into the living room. PLEASE NOTE WITH CARE : Dates for rental are March 2025 to December 2025, and minimum stay is 4 months. Two students renting the apartment are jointly and collectively responsible for the management of the apartment and payment of the rent (750 € each) and /or any damages etc.... They may invite up to 2 (non-paying) guests for a maximum of one week each per month. No children under 5 are allowed for reasons of safety (the internal staircase is steep). The apartment is strictly non-smoking, but the courtyard is a few meters away. Quiet dinners and parties are welcome, but no sub-letting or professional / noisy activity of ANY kind is accepted in the premises, under pains of immediate cancellation of the rental contract without compensation. It is expected from both students that they take proper care of their home away-from-home, and maintain it safe, clean and functional. Any problem or difficulty should be made known to the owner immediately (onhclark(at)(hidden)). Excessive or unreasonable usage of electricity will be additionally invoiced. No illegal downloading through the internet is allowed, nor is change of the internet provider contract. I take great care in making the place welcoming and pleasant for visiting students, and I expect their respect for the place and the neighbours.
