El precio de la habitación incluye todos los gastos y servicios descritos más adelante en este texto. La estancia mínima de alquiler aceptada es de 32 noches. Bajo ninguna circunstancia aceptamos estancias turísticas. Solo aceptamos estancias de medio-largo plazo para estudiantes y jóvenes profesionales que necesitan una habitación para uso de vivienda. La duración de nuestros contratos va desde 32 días hasta 6 meses y puedes hacer tantas extensiones de contrato como desees por períodos sucesivos de un máximo de 6 meses cada extensión. La duración máxima inicial de contrato es de 6 meses más una extensión automática, es decir; de un año. El inquilino deberá desembolsar una fianza de 1000€ que le será devuelta al finalizar su contrato, descontando 400€ en concepto de service fee no retornable (tasas de servicio y gastos administrativos) que se describen más adelante. El pago de la fianza y el service fee se realiza directamente con el gestor de la propiedad a más tardar dentro de las 48 horas inmediatamente posteriores a la confirmación de la reserva y, en todos los casos, debe abonarse antes de la entrega de llaves y el Check-in efectivo. CONDICIONES DE LA RESERVA: • Fianza: 600 € retornables al finalizar el contrato. • Service Fee: 400€ por persona. • Contrato mensual: El pago de la renta se realiza por meses naturales completos, independientemente de la fecha de entrada y salida del cliente en el mes correspondiente. • Coste Extensión de contrato: 60€ por persona. • Tarifa para Parejas: Si la habitación es adecuada para parejas, el alquiler mensual aplicable para parejas es de 980 euros, lo que supone 490 euros por persona con todos los suministros y servicios incluidos. • Suministros incluidos hasta un límite de 40 euros por persona. En caso de que se sobrepase el límite, el excedente se repartirá entre todos los inquilinos del piso. SERVICIOS INCLUIDOS EN TU ALQUILER MENSUAL Y CUBIERTOS POR EL SERVICE FEE: • Apartamentos de Diseño: apartamento y habitación totalmente diseñados y amueblados con estilo por nuestro equipo de interioristas. • Contrato legal: con una empresa local legalmente registrada y que te dotará de mayor seguridad jurídica. • Ropa de cama y almohadas: La habitación se entrega con ropa de cama y cojines decorativos. • Cocina completamente equipada: con los utensilios y menaje estándar que puedas necesitar. • Suministros incluidos en el precio: WiFi de alta velocidad, luz, agua y gas (incluidos dentro de un uso responsable y razonable) • Customer Support: Estamos para ti; y por eso te ofrecemos nuestro servicio profesional de atención al cliente en horario de oficina. • Servicio de Centro de Llamadas para Emergencia Graves 24h: Podrás llamar a nuestra centralita externa 24h para Emergencias Graves. • Servicio de Limpieza Profesion(hidden) vez a la semana: La limpieza para el mantenimiento de las áreas comunes del apartamento está cubierta en el precio por nuestro personal de limpieza profesional. • Gestión de Servicios de mantenimiento Profesional: Nuestro Departamento de Customer Support se encarga de gestionar e intermediar con los técnicos de mantenimientos en cualquier incidencia que puedas tener durante tu estancia. • Servicio de Check-in 24h: con suplemento adicional si el servicio es requerido fuera del horario laboral de oficina. • Servicio de Apertura de Puertas 24h: en el caso de que pierdas las llaves, puedes llamar a nuestra centralita para que un agente vaya a abrirte la puerta 24h/ 365 días. (60€ suplemento adicional por servicio si es requerido el servicio) HORARIO DE CHECK-IN: • Regular Check-in: Gratis de 15:00 a 19:00 los días laborales. • Late Check-in 24h: Se aplicará un costo de check-in tardío de 60€ para los Check-in fuera del horario de Check-ins regulares. --------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------- Landlord policies The price of the room includes all the expenses and services described later in this text. The minimum accepted rental stay is for 32 nights. Under any circumstances we do not take touristic stays. We only accept mid-long term stays for students and young professionals for home use. We offer contract lengths ranging from 32 days to 6 months and you can make as many contract extensions as you wish for successive periods of maximum 6 months each extension. The initial maximum duration of the contract is 6 months plus an automatic extension, that is; one year. Legal contract: With a legally registered local company that will provide you with greater legal security. 3. Bedding and pillows: The room is delivered with bedding and decorative cushions. 4. Fully equipped kitchen: With the standard utensils and kitchenware you may need. 5. Supplies included in the price: high-speed WiFi, electricity, water and gas (included within a responsible and reasonable use, up to 40€/month/tenant). 6. Customer Support: We are here for you; and that is why we offer you our professional Customer Service during office hours. 7. Call Center Service for Serious Emergencies 24h: You can call our external control unit 24h for Serious Emergencies. 8. Professional Cleaning Service: Cleaning for the maintenance of the common areas of the apartment is covered in the price and delivered by our professional cleaning staff. 9. Management of Professional Maintenance Services: Our Customer Support Department is in charge of managing and mediating with the maintenance technicians in any incident that you may have during your stay. 10. Check-in service 24h: With additional supplement if the service is required outside office working hours. 11. Door Opening Service 24h: in the event that you lose the keys, you can call our external control unit so that an agent will open the door for you 24h / 365 days. (€ 60 additional supplement per service if the service is required.
