The deposit will be refunded within 20 working days after check-out, following: - deep cleaning, - inspection of the studio, private bathroom and shared areas, - confirmation that no damage has occurred. If repairs are required, the refund will be processed after the repair costs have been determined. The following deductions apply: - Deep cleaning costs. - €100 temporarily retained for final utility bills, which may arrive up to 60 days after check-out. Copies of the bills will be provided as proof of the actual costs. ✅ The security deposit cannot be used as payment for the last month's rent. --- ⚡ UTILITIES Where utilities are included in the rent, the landlord monitors consumption. Early termination This is a fixed-term contract. Early termination is accepted only: - with at least 3 months' written notice, and - for serious documented reasons (e.g. health issues). The following are not considered valid reasons: - returning to your home country, - personal travel, - transfer to university dormitory - transportation or commuting difficulties, - dissatisfaction with the apartment or neighbourhood, - incompatibility with other tenants, - noise or building works. If the tenant leaves before the end of the contract, they must cooperate in finding a suitable replacement tenant, subject to the landlord's approval. The Quadrilatero Romano nightlife district is only a 10-minute walk, and Piazza Castello, the historic city centre, is just 5 minutes further. The neighbourhood has a strong identity and may surprise those who are not familiar with such cultural diversity. However, it is not a dangerous area.
