This perfectly practical, pretty and bright studio is located in a historic Viennese building, very central, and very safe. The house is in walking distance to the AKH, to the inner city, university campus and the recreational area Donaukanal (river and park) as well as some famous going-out areas and the underground connection. Lots of shops and restaurants and supermarket are next door and a Veggie-supermarket even in the same house. Several tram stops are in front of the house as well as a a free-bike-station. The flat itself has windows into a quiet garden from 1st floor, is fully furnished with equipped kitchen, towels and sheets provided. Tenants will be expected to behave decent and keep the noise level low: this is strictly no party-location, no pets, no smokers, no instruments, no sport-gadgets as trampoline or similar. The house is very quiet and misbehaviour will be reported: the house community is attentive and reliable which makes the house also very safe. Water, rates and taxes are included in the monthly price; however, bills for gas (heating, warm water) and electricity are to be paid by the tenant directly to the suppliers. All installation is provided but contracts of TV/Internet/phone are up to the tenant. The flat is handed over clean and is expected to be returned clean – cost for necessary cleaning or repairs will be charged to the tenant.
