BEST PLACE in TOWN: This sunny and lightflooded flat has the best possible location if you want to be in the center of Vienna, and yet the place is extremely quiet and safe! It is situated in a beautifully maintained Jugendstil-building on the 4th floor with open views. The inner city is 7 walking minutes away, public transport underground stations and shops nearby. It is a short stroll to famous Naschmarkt. LAYOUT: consists of lounge, spacious living room, large bedroom with extensive wardrobe-space, fully equipped kitchen, bathroom, seperate toilet. It is fully furnished in modern style, totally equipped and an absolute gem! OCCUPANCY: The apartment is best suited for 1 person or a couple, no more than 2 inhabitants are allowed. Therefore we cannot accept couples with kid(s). Any extra person (guest) staying for more than 5 days will result in a surcharge of 100 Euros/m. QUIET PLACE: Tenants will be expected to behave decently and keep the noise level low: this is a strictly NO-PARTY-location, no pets, no smokers, no instruments, no use of sport-gadgets as trampoline or similar. The house is very quiet and misbehaviour will be reported to the landlord: the house community is attentive and reliable which makes the house also very safe. Misbehaviour will result in immediate termination of contract. PERSONAL USAGE/consumption is to be registered and paid by the tenant (gas, electricity, TV, data-card...), for any stay longer than 6 months the deposit will be 3x monthly rent. WIFI: If you stay 4 months or less we can provide a WiFi router against a deposit and you can use it with your own sim-card or buy a prepaid card (10-20 Euros depending on your data usage). Long term tenants will probably make a cable access contract or will be requested to bring their own routers or dongles. LEGAL issues: you can register officially but TV charges are mandatory to be paid to the government by any registered tenant (listed at "other costs"). We strongly recommend that you take out a third party liability cover which is included in a cheap household insurance or student insurance. HAND-OVER: The flat is handed over clean and is expected to be returned clean – extra cost for necessary cleaning or repairs will be charged to the tenant on top of the regular cleaning fee.
